I am sharing my experience because this is a new property and I believe transparency is important. To start, the staff was professional DURING the tour and explained that, as a lease-up property, their requirements were minimal: income of at least 2.5x the base rent and a good credit history. At the time of application, my credit score was 672, and my gross income exceeded 2.5x the rent.
During the application process, I was asked to provide my monthly income but was not asked to submit pay stubs until after approval. As someone who works in the industry, this stood out to me, as income is typically verified prior to screening approval. Despite this, I proactively submitted my pay stubs to the provided email address, even though they were not requested.
Ultimately, my application was denied outright, with no conditional approval or alternative options offered initially. I have no criminal history, no negative rental history, and no adverse credit issues, so the denial was confusing. When I contacted the office for clarification, I was told there was no specific reason they could provide. However, the denial letter I later received stated that I did not qualify due to my “credit-to-debt ratio.” This was especially concerning, as I do not have any debt and never have.
The office was unable to explain this discrepancy and informed me there was essentially nothing they could do. I was later told I could be approved with a “co-signer,” although the denial letter referenced a second chance through a guarantor. When I asked the manager for clarification, I was told they only accept co-signers, which contradicted the written notice.
AS A PERSON OF COLOR, I cannot ignore the concern that this may have played a role in the outcome or that the property could potentially be a scam. Given my industry experience, I am aware that an application can be denied without a full screening being run, and I strongly feel that may have occurred in this case. Overall, this experience was extremely disappointing. The way the application process was handled felt unprofessional, and based on my experience, I would not recommend applying here—particularly for people of color.
