  I really regret moving here, it was last minute and I had only a couple options in mind. I figured I got more bang for my buck as far as how large the apt is, but cheaper isn't always better. Literally everything needs fixed, I've never lived in an apartment complex as poorly kempt as this. It's like I need service orders for everything. No disrespect to the office people, or maintenance, they're amazing. But charging 10% to make a payment on the app with card is CRAZY WORK. My rent base was like 1450, with everything coming closer to 1660, it's as much as a my other option at Embree Hill which is much much nicer and the same price if not a couple dollars less. I've had so much stress all stemmed just from moving here, and I'm closing on my first month with like 15 or so MORE to go..

  I strongly regret choosing to live here. There are serious issues with communication and maintenance. It is nearly impossible to get a hold of management — calls go unanswered, emails are delayed, and there is always an excuse instead of a solution. I am currently dealing with what appears to be a mold issue in my unit. The apartment smells terrible — musty, damp, and unhealthy — and it has not been properly addressed. Living in a space that smells like this every day is unacceptable, and it raises serious concerns about air quality and health. When you’re paying rent consistently, you expect management to prioritize tenant safety and basic living standards. Instead, responsiveness is minimal and urgency is nonexistent. If you value clear communication, accountability, and a healthy living environment, I would seriously reconsider signing a lease here.

  One star to the staff for being nice and if you want $210 easily taken from you. Just so you know it’s a No to second chance apartment in which it was lie. I only had a misdemeanor. Save your time, energy, and money! Would hate for anyone to get their hopes up, pay $210 and then get rejected.

  I did a tour on January 10th. I then paid the $210 to submit my application that same day. I had issues with the website crashing on me when I was trying to upload my pay stubs for proof of income/employment. I needed confirmation that my application was complete and that they had everything from me. I have been trying to get in touch with Rayside Residences but they do not answer their phones or respond to emails. The move in date for my application was January 31st. It is January the 29th and I still have received no word from anybody at Rayside Residences.
