  Jay at Cypress Lakes has been amazing!! She has made the entire experience from viewing, leasing, and moving in a seamless and enjoyable experience. Jay and the entire CL team have been professional and made this an extremely positive experience. Plus…I love it here!

  Do not move here. I lived here from 2021 to 2025. The student drivers of Frisco has completely ruined this apartment complex. They will leave their trash bags out on the curb at all times of day in all times of night. When they really should only be putting their trash out from five to 6:30 PM. So anytime you are going to your car or running an errand you are looking at mounds of trash, some people will even just sit there fast food bags down on the grass for the trash guy to come pick it up. The management used to fine people for leaving their trash out as they did it once to me after they opened up the bag and dug through the trash to find something with my name or apartment number on it. But it seems they stopped doing this for the student drivers as they simply put out way too much trash at all times of day for someone to start digging through each bag to find who put it out there. Also parents will let their kids ride their bikes with no supervision, no cones, no safety speeding around corners in the parking lot so you have to drive about 5 miles an hour at all times because you don't know who is going to come around the corner. The apartment complex used to be great because it is in a awesome location with a bunch of restaurants and stores around you but I had to move out because it was ruined by foreigners who don't speak your language and do not respect the rules and authority of the community that they live in. But this is a much bigger problem throughout all of Frisco and not just this apartment complex. Frisco has been completely changed for the worst over the last five years. I have attached pictures showing how much trash is left out on the daily basis. Unless you like staring and smelling stinky trash then do not move here. Also the Gates hardly ever work properly, I don't understand how having a working gate is an issue in the year 2026 but management just can't figure out how to get a gate working that doesn't break or cause issues every time you try to use it. Pathetic apartment and management. And I lived here for four years so everything I've said is 100% true and based on real life experience experiences so I'm sorry if I hurt anyone's feelings.

  RUN….don't rent from this place. Firstly it’s very outdated. What you get shown in your tour is not what you get. From the time we moved in it was constant issues. We scheduled a time to meet to get our keys when we first moved in and when we got there we had to wait an additional 4 hours because the apartment wasn’t cleaned and they had to refinish the countertops. We had issues with the timeliness of maintenance fixing stuff. Especially when our ceiling collapsed because of a water leak from our upstairs neighbor a couple months after moving in and it took over a week for them to fix it. There is a terrible roach and rat infestation. Don’t go to the pool or dumpster at night unless you want rats to run across your feet. We had to call and schedule for pest control to come and do regular sprays even though we were paying monthly and when we did have a roach infestation we had to fight tooth and nail to get our apartment bombed. Also, don’t even think about getting your deposit back even if you clean your apartment and spackle all the holes. They tried to say that we were the reason for having to repaint the whole apartment even though the expected life of the paint was only 18 months and we lived there for 18 months…so make that make sense. Also charged us to do a basic clean on the carpet even though they aren’t allowed to charge for that since it’s just for basic wear and tear. Please don’t rent here, you’ll surly regret it. I’ve attached pictures of what the apartment looked like when we first moved in.

  If i could rate this apartment complex a 0 i definitely would but sadly i had to give them an underserved one. i lived in this complex for 18 months and took the utmost care of my apartment. my partner is a professional painter and even patched over holes that were made from the tv mount or pictures being hung yet when we moved out we were charged almost 200 dollars for new paint with the reason being the” life of that paint only lasts 18 months “ so because we lived there for that entire time frame what is the reason for paying for something you have to go ahead and do. not to mention we had a busted water leak from the people above us taking out their bidet wrong and that took almost a week to be handled. we were living in sewage water and they simply put us on the back burner for it to be dealt with later. do not even get me started on the roaches and rats. no matter how clean you are this apartment is infested with pest issues, rats scurrying across your feet when you walk out of your apartment at night and the hallways flooded with rat poop to where my neighbor had to go outside every day with a leaf blower to clean it himself cause it was never dealt with. we had to remind them several times about needing pest control to come out yet that is in our monthly bill?? i will not be throwing anyone under the bus but i will say pest control let me know personally that cypress lake was months behind on even paying them for services so they were about to not be working for our apartment anymore because THEY COULD NOT PAY THEIR BILL, we are living in outdated apartments paying mortgage rent and you can’t afford to pay pest control with all that you take from us ??? if you’re considering to move her i’m looking out for you please reconsider your home. i would not wish this environment on any human being.

  Cypress is absolutely gorgeous. The lake near the property is so beautiful and makes you feel like you're in nature but just minutes from everything the city has to offer. The team is oustanding. Also, a full gym and basketball court. Great school district too.
