    The office number here is strictly AI and nobody is ever available during office hours. The property manager Crystal Estrada fails to respond to emails and is never in office when you call. The assistant Kathy was knowledgeable enough to inform me they don’t handle accounts dated beyond 2022 after over 20 attempts in 5 days to get a real person. I’ve contacted the property’s corporate office because this is unacceptable way to do business and was met with another AI system. The lack of customer service is beyond belief that AI is the main point of contact and when you don’t follow the prompts you get no help. I need answers from summit property! Yet I can’t get a human response !

    I’m beyond over living here. My lease is almost up and I CANNOT wait! All the positive reviews are bought, this place is a disaster. We are without water/hot water almost every week and no concessions to make up for it. Poor communication, maintenance staff is a joke, my apartment was disgusting when I moved in and prior to moving in I was told all the issues would be fixed but they never were. So much so, I had to buy a new toilet seat among other things ok my own dime. Roaches- I’m extremely clean and have never had them so it’s this property along with dirty neighbors and nothing is done. I had a huge leak in my ceiling within a month of moving in and they left it open for over a month with me constantly having to ask for an update or someone to come fix it and they still left it poorly done. Maintenance will mark order as complete without even coming into your unit, therefore not fixing anything or work orders will be in the system for MONTHS. Management gives the keys to units to pest control without having staff present which is a huge safety violation. You hear ALL the noises inside your unit. I have a bay and my upstairs neighbors and noisy people outside are always waking them up. They charge a crazy amount of extra fees on top of base rent. We pay for “community” gas and electric. There is nothing good about this place. PLEASE RUN FAR FAR AWAY.

    Toured apartments and i gotta say this place is a dump. I have several videos and pictures of how filthy it is and this is BEFORE they've trapped me in a lease agreement. I can only imagine how tenants feel. In fact, I stopped several neighbors whom all say staff is awful. Specifically naming Kathy as uneducated, uncaring and rude. Tenants I talked to either had bug problems or consistently over charged in rent because Kathy doesn't know how to correctly read and review paperwork. If you live here, please consider getting with management group for property. There are other residents all banding together now to prove how awful staff is and how they don't take care of property. KNOW YOUR RIGHTS.

    notice how all the good reviews come in clusters when they get new office staff. good job Arthur! 😂 the only good reviews are clearly from office staff having people leave them. also not sure how they came up with 5 stars from TOURS and not having lived here. i guess expecting access to HOT WATER is us not getting what we want or feel we deserve 😂 this place is only worth 5 stars if you enjoy being left with no hot water EVERY month. last september we went the WHOLE MONTH with no hot water and had to get code compliance involved!!! i had to go take showers at my BOSSES condo for a month!!! all of my work orders are going on 2-3+ years; still haven’t been fixed, still have to resubmit constantly, still get the run around. when they do decide to show up annually to look at the issues, they never come back to fix it. it is so draining having to chase them to do anything, especially when they rarely answer the phone. our kitchen sink is about to cave in, because the hot glue they used to fix the very broken counter before i moved in didn’t last long. obviously they like to wait for things to get worse and cause more damage, time and money before doing anything about it. neighbors are obnoxious, blaring their stereo at 2am. both cars have been broken into NUMEROUS times. wasps everywhere, even had to seal off my fire place for 3 years due to the wasp problem and them constantly getting inside. new management and office staff every few months. new maintenance every time i turn around. this place only seems to get worse if that’s even possible. you will be miserable here. please listen to the bad reviews they are from actual residents

    This place is a walking red flag huge giant red flag run. Don’t walk run away. I signed my lease in February 2024. Had to re-sign because they messed up my papers. Had to buy my own oven rack because there was none they wouldn’t come out to fix it or give me one so I had to pay out-of-pocket which they never paid me back for. Someone tried to break in but failed and broke my lock I ended up putting in a maintenance request and waited pretty much all day to the point where I had a friend watch my house, and I went and purchased a brand new log change. The locks dropped the old lock and the old key with the new key and told the property manager that it was ridiculous that nobody came out after I had called several times and all she had to say to me was here’s a free pizza box. And she reimbursed me for the lock that I bought out-of-pocket so I’m thankful for that I recorded it by the way as proof in case I ever had to sue I had a water leak in my bathroom. It took months for them to even come look at it. I had to call code compliance from the city of Fort Worth so that I could get the ball rolling because they weren’t coming out for it and it was leaking worse and worse by day, I’ve included pictures. Finally they decide to come out and fix it. They flooded my entire bathroom. I missed a whole day of work for this because I wanted to make sure you got done and I didn’t trust them to be in my house anyways the two maintenance guys that we’re working on the issue got fired so the next day I go up to the office I’m like hey when are y’all coming out cause I’m off today and I wanted to make sure it got done and everything ended up taking two months and three days for them to fix a water leak that’s just ridiculous. I feel like a water leak would be a number one priority but to this place it’s the lowest priority like all of their other maintenance request because I’m not the only resident who has issues my Uncle also lives at this complex and he’s had water leak soon and they have yet to do anything about it. But even after they fixed my water leak, they left the entire bathroom dirty disgusting then the sheet rock guy came and left sheet rock all over my apartment. I had to deep clean just to get it out of my carpet. It was ridiculous. They don’t clean up after themselves that’s gross. During the ice storm, the water pipes burst to all of the laundromats so I had to go across town to do my laundry, which is a huge inconvenience as well. I could you not I had cold water the majority of the time I lived here because they’re always turning off the water. I’m fixing something turning off the water and fixing something and not turning it back on at one point my hot water was scolding hot like it burned me and I tried to turn on the cold water and it was hot and then my neighbor happened to just be outside when I walked out and asked me if I had hot water and I told him he goes that’s funny cause I have freezing cold water and I live downstairs below you and the maintenance guy told him to find a vacant apartment and just take a shower. THAT IS ABSOLUTELY DISGUSTING. 🤢 At this time, my AC also broke down so I went complaining into the office. I just happen to tell crystal about what her maintenance guy told my neighbor and I was complaining about my AC at the time and she told me that could not be their maintenance guy but it’s funny because a day later he came to try to fix my AC it didn’t end up working, but I have him on camera telling me that he told my neighbor that funny. Thought “maintenance wouldn’t say that ” but he did i’d say move somewhere else. This place is not worth a headache or the stress that it has caused me. I’m thankful that I found an apartment towards the end of my lease and got to move out quickly because this place was a nightmare the entire time I was living there
