I took a tour of a unit and as soon as we opened the door, I was welcomed to a pile of DIRTY clothes in the middle of the kitchen. The leasing agent told me it was because another tenant was using the washer and dryer in the unit on the market. That was very abnormal and strange. Why would you be showing an apartment to someone while another tenant is in there doing laundry?? Make sure you get a real number of what their income requirements are because I was told my wages were fine and even showed them my checking/savings which had enough to pay a few months rent up front. I was told I met requirements and to apply. The amenities are cool but I toured 2 units and they could put more into upgrades for the aging units instead of making sure the lobby has varieties of tea and coffee flavors. The closets look like they’re in the 80s and I was told the building is only 18 years old. The balconies on the units I toured need some work done. I applied with their property company, showed them my job security, my wages from my primary job that was enough to cover rent, and bank statements showing a safety net as a potential tenant and guess what? Richdale rejected me due to not enough earnings. Being honest and having verifiable earnings these days isn’t enough anymore. I have strong rental history with no evictions, debts, or complaints. My current place doesn’t even want me leave after being there over 6 years so I can back up what I’m coming with. I’m giving them a one star (zero if I could) because after my off putting tour, I was asked by the leasing agent, David, to rate this place 5 stars even though my application was denied after. I only applied because he said I met requirements and no longer communicated with me after denial to see if we can get, if anything, a “conditional agreement” based on deposit. No response from Richdale either. It’s a cute property but it’s clear they’re more so focused on keeping a certain image because I definitely call discrimination with my experience. It’s very telling when a business has to ask customers and potential customers to leave 5-star reviews.

I only came in for a tour, but I have to give credit to Georgette in the office. She was incredibly warm and welcoming, and it’s clear she takes real pride in her work and genuinely cares about the residents. The apartments although nice didn’t feel like home to me, it gave hotel vibes.

I have had such a positive experience living here and one of the biggest things that stands out is how incredibly safe, secure, and welcoming this community feels every day. There is a real sense of comfort knowing that the property is well cared for and that residents’ well-being is clearly a priority. A huge part of that experience comes from the outstanding staff. Georgette and David do an incredible job of making this the best possible place to live. They are professional, attentive, and genuinely care about the residents and the overall environment of the community. Their hard work, responsiveness, and commitment show in every detail, and it makes a real difference in daily life here. It is rare to find a place that feels both highly secure and truly like home, but this community achieves that because of the people who manage it so well. I truly appreciate everything they do to create such a positive living experience.

I lived at Villa Piana Apartments for over two years, and overall my experience was a mix of positives and some frustrating challenges. When I first moved in, the management team (Rebecca and Shannon) was excellent—very responsive, professional, and welcoming. Later, there was a staff change, and while Georgette has been consistently amazing with communication and support, my experience with the current property manager has not been as positive. During my stay, there were a couple of safety concerns on the property, specifically with dogs not being on a leash in areas outside the designated dog park. I had an incident where I felt unsafe and was verbally confronted. Unfortunately, no visible action was taken, as I continued to see the same behavior repeated. Because of this, I had to avoid certain parts of the property for my own safety. I initially lived in one unit and later transferred to another within the community. During this transition, I submitted my renter’s insurance documentation as required, but I was still incorrectly charged, and the amount has not been refunded. When I reached out to the property manager for assistance, there was little to no communication, and I was eventually asked to contact the corporate office directly instead of being helped at the property level. I had to move out early due to relocating for work and followed all procedures properly, including giving notice and paying the required charges. However, after submitting my move-out notice, I noticed a change in the manager’s attitude (David)—interactions became less professional and at times came across as rude. On the positive side, the maintenance team deserves recognition—Ben and his team are hardworking, prompt, and reliable. The location is also very convenient, being close to the Galleria, Target, and other essentials. Overall, I truly enjoyed living at Villa Piana for the apartment itself and the location, and Georgette made a big difference with her support—especially on move-out day when she clearly explained the process. However, inconsistent management experience and unresolved concerns impacted what could have been a much better overall stay.
