i Absolutely love living at the 23. the entire staff from concierge to maintenance to management has been incredibly nice. communication has never been an issue. The community stays clean and have never had any issues. I absolutely love living at The 23. From day one, the entire staff concierge, maintenance, management, and even the cleaning team has been incredibly friendly, professional, and always willing to help. Communication has never been an issue. Anytime I’ve needed something or had a question, the response has been quick and clear, which makes a huge difference. The building is consistently clean and well maintained, and it really shows that the team takes pride in the community. I moved in last summer and can honestly say I haven’t had any issues since. It’s been a smooth, stress-free experience the whole time. The upgrades and remodel theyve done to the lobby, and clubhouse have also been great! Highly recommend The 23 to anyone looking for a well run, welcoming place to live, plus you cant beat the views!

I do not recommend living at The 23. The ongoing parking garage issues I have recently experienced have made it difficult to reliably enter and leave my own apartment. My parking sticker works inconsistently, which makes no sense. I even left my faulty sticker with Bert, trusting he would properly resolve the issue by fixing my toll tag so it would open the garage—which had not worked correctly since I first moved in—only for it to work once in the morning and then fail again later that same evening. What’s even more frustrating is the complete lack of communication. After I emailed a photo of my toll tag, I never received a call or email confirming the issue had been resolved. Instead, I had to park in visitor parking, walk to the leasing office myself, and deal with the morning concierge just to get any sort of update. That is completely unacceptable. The only helpful interaction I had was with the night concierge, who was able to locate my replacement sticker from a prior work order—something no one else had bothered to follow up on until I specifically asked. What’s even more concerning is how poorly this was handled overall. Maintenance, the morning concierge, and Bert, demonstrated a complete lack of urgency, accountability, and problem-solving. Instead of taking ownership, the issue was brushed off, leaving me to deal with the inconvenience. This is not an isolated problem—it reflects a broader pattern of mismanagement. Elevators are frequently down, there are persistent bad odors in the hallways, and I’ve experienced electrical issues in my unit, having to reset the breaker multiple times just to make a cup of coffee with my Keurig, which I’ve essentially stopped using because it got super annoying having to reset the breaker every single time. I’ve lived in multiple apartments across DFW and out of state, and I have never felt the need to leave a negative review until now. For the price point, the lack of professionalism, responsiveness, and overall quality is simply not justified. I’m relieved I chose not to renew my lease.

If you’re over dealing with a nonstop stream of disruptive nonsense from inconsiderate residents, do NOT live here. Expect constant loud yelling and chatter in the gym and hallways, heavy smoke and marijuana smells everywhere, neighbors who blast chaos with zero regard for others, and overall immature behavior that makes daily life exhausting. If you want a peaceful, respectful environment instead of this endless mess, look somewhere else.

Lived here for 15 months. Overall, a very positive experience. Lived in a corner unit and had a great view. Bert is a true professional and really good at his job. The Maintenance team was absolutely amazing (all those guys deserve a raise). My only issue was how expensive it was, the visiting parking situation is terrible and the unit isn’t built the greatest. But I definitely would recommend to anyone. A lot of high rises in Dallas suck but the 23 is not one of them.
