Today is 1/27/26 Dallas is still dealing with a winter storm, it is 33 degrees out right now. For some reason my heat again is not working and blowing 62 degrees when I had it set to 70 degrees. This happened about a month ago and maintenance serviced the heating unit. Now to present today I called at 8:30pm and was told by the on call maintenance person I had to wait until 9pm to make the request. I call at 9pm to make the request. I am then told I have 7 people in front of me and I will need to wait until 9am on 1/28/26 before I can have my heat system serviced. The on call person now tells me he lives an hour away and that’s why I have to wait. Needless to say don’t move here. Since management has changed hands I have only had problems after problems.
DO NOT MOVE HERE. This has been a traumatic experience from start to finish.
1. Poor Living Conditions & Noise:
The buildings are extremely old (50-60 years) and falling apart. There are large cracks in the walls inside my unit—when I asked management, they brushed it off saying "this is common in Texas." The noise is unbearable. The fridge and AC vents buzz constantly, and the AC compressor is installed right outside the bedroom window, making it impossible to sleep at night.
2. Dangerous Maintenance:
Maintenance is incompetent and unsafe. My bathroom leaked multiple times. During one failed repair attempt, they left construction debris and rocks in a black plastic bag hanging from the ceiling. The bag actually fell and hit me, covering me in debris.
3. Unsafe & Retaliatory Management:
If the terrible facilities aren't enough, the management is dangerous.
• Security Violation: They allowed a male stranger to move into my unit without my signature on the Roommate Addition form.
• Retaliation: When I complained that I felt unsafe due to this stranger's extortion attempts, management refused to help. Then, they retaliated by revoking my already approved lease renewal to kick me out.
• Bogus Fees: They charge random fees like "$10.75 insurance-non-compliant" despite me having valid insurance.
They do not care about your safety, your rights, or the law. Stay away!

I have lived here for two years now and just renewed for a third. I LOVE IT HERE!! Perfect for young adults!! It's the perfect place to call home when you can meet your new best friend just a few doors down. I am just so happy to have found this place without being from the Dallas area and am so grateful for the amazing people I have met here.
The management staff are friendly and super helpful. Maintenance is not needed often, but when they are it tends to be prompt and efficient. My apartment doesn't have a washer/dryer because it's older, but I don't mind because there are community-only washer/dryer buildings throughout and they are very clean! Management is also quick to help if there happen to be any issues with them. As if this community couldn't get any better, Smith Patrol is also there to help ensure everything is quiet and safe!! LOVE LOVE LOVE

I moved into The Village Bend about a year ago and it is by far the best apartment complex I have ever lived in! I have bounced all around DFW with apartments in Dallas, Richardson, and Plano and feel like I have experienced every apartment horror story there is (flooding, no AC, bugs, a literal car driving through my wall), and it feels so good to not have to worry about any of that here.
The management team is highly responsive and always so kind, maintenance is rarely ever needed but when they are they are speedy and effective - I've never had to call them for the same issue twice! I feel completely at home here and actually get excited to show friends and family where I live.
Highly HIGHLY recommend! <3
