Don’t know how I feel about this , I had a leak in my ceiling due to ac condensing line blockage, heater was drinking really bad through the ceiling. The maintenance man came , and removed the water pan but did not unclog the lines ?
I wake up in the morning and the ceiling fell through, me and my wife had to clean up all the installation from my attic that fell through the ceiling that covered the entire kitchen and parts of the living room.
When I called progress residential the lady was nice and told me that somebody marked it as. Non emergency? I really don’t know how when water was coming through the roof like I was about to get me. Shower?
Th guy from last night was supposed to come back and un-clog the lines but now somebody else is gonna do it ? I’m starting to feel like maybe he didn’t want to do it , I’m not certain nd I’m not for sure but this is how I feel and I can be wrong.
My think is I’m grateful the man came out , but why not clear the condensing lines since you are already here ,It’s not that hard at all .I would do it my self if I owned the property
Then he told me a third party is gonna have to fix the ceiling,that’s okay ,but now my wife says another third party is going to come and I’m clog the condenser lines ,I’m so confused I hope this is treated as an emergency, I have small kids that are exposed to the insulation now from attic that is now exposed in the kitchen and living room

Darron from the Progress Residential maintenance team did an outstanding job and truly exceeded my expectations. From start to finish, he was professional, knowledgeable, and respectful of my home. He arrived on time, clearly explained the issue, and handled the repair efficiently with great attention to detail.
What really stood out was his positive attitude and commitment to getting the job done right—not rushed, not careless, but with pride in his work. It’s rare to come across someone who combines skill, professionalism, and genuine care the way Darron does.

Let me just start off by saying maintenance is off the chain and it’s only been one that I’ve worked with And that is Darron. After I did my inspection virtually, they started sending work orders without me having to request them. They were very attentive. Anything that I needed while they were here they did it and that is the customer service that I am looking for. HE DID AN AMAZING JOB DARRON YOU ROCK. In spite of the experiences that I’ve had with the management company itself and customer service this brought a light to a nightmare dealing with them messing up my ledger, even if it wasn’t our fault, no one verified or listen to me when I told them that everything was incorrect. It took me six months for them to fix it, which kept me in a notice to vacate status because of their error. I always pay my rent on time. I never have issues or calls or anything happen at my house so dealing with maintenance was a breath of fresh air again he was very attentive. Anything I needed he communicated, and he made sure to coordinate based off of my schedule. Thank you again for your great customer service you were awesome. PS if you want to stay at a company, you can effectively communicate with this is not it. No one calls you. It’s all email based and when you have issues, you only get to customer service who cannot do anything when requesting a supervisor it takes forever.

I decided to move to a house as close to my job as possible because of the city's traffic. I found this rental company online, and the process seemed excellent and easy to understand. In my personal experience, this is what I saw. I visited several houses, and from the outset, I noticed that the smell, the state of repairs, and the photos' presentation were utterly at odds with reality. In other words, it felt like a "catfish" situation. Finally, I found a house that felt clean and seemingly in good condition, a place where I could make it my home. The contract process was straightforward, but after signing, this nightmare began. I received a house with only a superficial cleaning: a microwave with food in it, a dirty refrigerator, dust in most areas, garbage bags in the backyard, and overgrown weeds. I've been living in this house for a little over three months, and I've had one problem after another. First, it started with a water leak from the air conditioning unit, where the ceiling in the bedroom collapsed, creating a huge mess with the water and insulation on my bedding, which took me a long time to clean. It took them three weeks to make this repair. After organizing everything in the house, it was truly frustrating to have my belongings in the living room for three weeks. The attic ladder was missing a step, making it very unsafe to use, even for the people who worked in the attic. This repair took almost two months from the time the situation was reported. The latest problems I've experienced are these: I started noticing water on the kitchen floor, the hallway, and the master bedroom floor. A representative from Progress came and found that the master bathroom tub had a hole, and the refrigerator's water line was leaking, causing water to accumulate under the laminate flooring. They installed three large dehumidifiers and two fans.
The noise was unbearable. I spoke with a Progress representative and explained the situation. They told me that, in cases like this, they offer a hotel while the issue is resolved. She told me someone would call with the hotel details, but nobody called!!! I spent four days with unbearable noise at night. I can't describe in words how difficult this situation was at night. Now I have a bathtub with a hole in it, and it's been almost two weeks since I've been able to use it. Someone from Progress came to assess the problem, but if the tenant doesn't submit a work order, nothing happens, and nothing gets done. They sent a service provider who said that a simple repair couldn't be done because it had already had previous repairs. (By the way, the previous repair consisted of putting on duct tape and painting over it. The last thing I did was call Progress to ask about the status of the repair. They said the subcontractors are responsible and that they authorized the work. The subcontractors called me to let me know that they had approved the bathtub replacement. They told me they would come on Saturday, December 20th, then they changed it to Thursday, December 18th, and then they canceled because they couldn't find the bathtub. I haven't received any response from them since. I call Progress, and they tell me they can't do anything, that it's up to the subcontractors. I call the subcontractors, and they don't answer. Today is December 23rd, and it's been two weeks since I've been able to shower in the master bathroom. I've only been in this house for 3 months, and almost half of that time has been spent dealing with superficial repairs that were done previously. I understand that it's a rental house and there are things like that that can be overlooked, but there are situations where you can't live like this, where you can't rent a house with so many problems.
I'm very disappointed! It's really frustrating!!!
I would go with a negative if I could. Starting with the application process. This should have been a big red flag. Unfortunately, I didn't have much time to find something different.
There was absolutely nothing good about the 2 & 1/2 years I lived there. I would have moved a lot sooner but was prevented due to medical issues.
The first day moving into the apartment, the air conditioner was broken. June in Texas is not easy to do without air especially with a medically compromised son and pets.
Emergency maintenance didn't work because there would not be any call backs. It wasn't fixed for two days and my son had to stay elsewhere.
It broke again in the winters and again this Summer.
It took three or four times for the sink flooding the floor to get repaired. The stove door fell off while opening. This happened during moving out so no time for maintenance. I haven't seen my move out invoice yet but I was Likely charged for something that wasn't my fault.
Then a huge Crack showed in the ceiling due to foundation issues that were never repaired. You can see where they simply patched abs painted over old cracks.
The drains were all slow draining, which residents were responsible for drano. It was bought many times.
Although the house was built less than 10 years ago, the appliances were the cheapest ever. The dishwasher was so scrappy you couldn't use dishwasher pods and everything had to be washed on heavy or nothing was cleaned.
The backyard was only clovers and no actual grass.
I readily admit this is the only rental I left messy because I couldn't wait to get out of there. I even paid rent on two places for a month as I was so desperate to get out of he'll.
This home is definitely related to the Outlook hotel in "The Shining," it makes you angry and frustrated.
If previous residents were charged for repairs, they were never done. That may be illegal, I don't know.
This house was not worth the rent charged. It wouldn't be worth it if rent was free.
I would never recommend the property or Progessive.
