Before moving out, management conducted a pre-walk inspection and charged us $292.55 for bathroom tub and stovetop cleaning — which I paid. Yet shortly after, I was hit with an additional $1,357.46 in move-out charges plus the $150 security deposit they had taken from us before moving in. After many emails back and forth, they reduced the charges.
The apartment was left clean, undamaged, and in good condition. The charges included things like: Carpet Cleaning, City Inspection Fee, General Cleaning, Painting bathroom wood under sink, Replacing side panel, tile acid wash, Painting wood under kitchen sink, Replacing kitchen kick plate, Sheetrock texture repairs, and Strip & resurface master bathroom tub
All of these fall under normal wear and tear, which landlords in Texas cannot legally charge for (per Texas Property Code § 92.104(b)). Additionally, the landlord should be responsible for general cleaning, NOT the tenants, They also double charged us for the tub acid wash and stovetop cleaning we had already paid for but removed it from the final bill after many emails back and forth. We were also charged for pre-existing sheetrock damage which we had documented with them at move-in.
We provided both videos and pictures proving the apartment was in good condition, yet the management ignored this. The management is exploiting tenants — especially UTD students — with unjustified charges. Think 10 times before moving in here- especially UTD students. There are also numerous reviews from other people who also mentioned how they were charged ridiculous amounts of money even though the apartment was left clean. DO NOT MOVE HERE!

We visited the community for an apartment tour and met Tammie at the leasing office. It was truly a pleasure speaking with her. she was extremely kind, welcoming, knowledgeable, and took the time to answer all of our questions without making us feel rushed. Out of all the tours we attended, Tammie stood out the most, and she is the main reason we strongly leaned toward this community, even though we found better pricing elsewhere.
It was difficult to say no because we felt very comfortable with Tammie and truly enjoyed our experience, but we ultimately had to choose another community due to the price difference. But the experience we had with Tammie made this community very memorable for us. We genuinely wish our new leasing office had someone like her. Management is lucky to have Tammie, as she represents the community in such a positive and professional way.

I just wanna give a shout out to the staff that is at Estates on Frankford. They are very helpful very knowledgeable. This is a wonderful place to live. I have lived here for a number of years. Any issues that I have with my unit they were quick to resolve them thank you again the staff at the Estates on Frankford.
Beware of move out charges.
They'll try to rip you off as much as possible. They'll claim major damage even for Normal wear and tear..
Overall stay you'll have no issue, on-time mainatance request resolution, but once you move out be ready to be charged hefty move out charges.
ARS team is also of no use, they're not even willing to review the charges.
Would not recommend this place for international students.

First, the community feels more like a wildlife sanctuary. Raccoons, skunks, bunnies, and even snakes. You name it and they have it. We actually had a snake come into our bathroom through a gap under the wall. When we contacted the leasing office, they told us to handle it ourselves by calling animal control, who then said the landlord needed to contact them. Leasing office refused to take responsibility, and only after multiple follow-ups did someone come on day 5 to seal the gap. Until then, we had to seal off the bathroom and hope the snake didn’t come out.
The amenities look good on paper, but don’t expect them to be usable. The gym is extremely small for such a large community. The pool is closed a good chunk of the time, the hot water pool rarely works, and the entry gates are more often open than closed — defeating the point of a “gated” community. There’s also no signage to help delivery drivers navigate or get through the gates, so be prepared for a lot of confused phone calls. Sprinklers are frequently misaligned and mostly water the roads instead of the plants.
As for location, yes, it's close to UTD and on the bus route and that's likely the only reason the place stays full. A large number of residents are UTD students, yet there's only a sidewalk on one side of the entrance. The other side is just a big lawn which could’ve easily been used to make it safer and more walkable for residents going to and from the bus stop.
Bottom line: It's an average place with below-average management, overpriced for what it offers, and not worth it when there are better-run communities nearby at similar rent levels.
