If I could rate 0 stars, I would. I was put into a unit with unkept pets, trashy environment, hostile pot heads (I had specifically requested non-smoking and no pets). I was transferred to another unit, which was monopolized by a senile 64-year-old woman who had violated the lease policy on almost every section. Being the compliant tenant I am, I made multiple reports for months, which led to nothing until she made threats towards my other roommates and me, leading to her ongoing eviction, which has been ongoing for months. My parents have had to take time out of their schedules to be formally involved. Why name the apartment "Campus" Quarters if tenants are forced to quite literally pay to live with unstable individuals who violate the lease policy and leave you at risk physically, financially, and emotionally? This place is a disgrace.

WOULD GIVE ZERO STARS IF I COULD!! I lived at Campus Quarters from August 2020-July 2025. I'm going to skip all the way to my last year here at Campus Quarters. I was matched with two random roommates. One of them was lovely and we communicated quite nicely to each other, the other one wasn't as lovely. She banged on my door before quiet hours, recorded videos outside my bedroom door and left a mess. The front office had all our texts, but despite my requests to transfer her due to our incompatibility, they took no action. I felt uncomfortable in my own home for a year. Now lets skip to the moving out part of this whole experience. They sent me a move-out bill that was $668.84. Bedroom paint which was $310, replace the blinds which was $25 and carpet replacement which was $333.84. They claimed I had heavy staining on the wall which was there from the previous resident. I don't know if they caused the staining or someone else before them did. Now to the blinds replacement. Those blinds were busted up before I moved in and I complained to the previous apartment manager Madison who no longer works there and she said maintenance was backed up and to give them a couple weeks. On to the carpet replacement. When I moved in to this unit I realized it was a different color than the rest of the rooms. Everyone else had a darker brown carpet and mine was a tan colored carpet. We asked Madison if we could get it replaced, because it had HEAVY staining. She said there wasn't enough time, because transfers only have two days to move. She also told us the carpet I had was from the original carpets they used to use and the brown carpet everyone else had was the newer carpet they use now. Mind you this was August 2023 and I moved in August 2020 and I always had the brown(new) carpet in my rooms. So that means that tan carpet that was in my room was probably more than 3 years old. So we took the problem into our own hands and went to Walmart and rented a carpet deep cleaner (which I have a screenshot of the receipt). Don't you think that carpet should be replaced from wear and tear after a certain amount of years? If so, why is it the residents fault If the carpet is brand new and destroyed then yes I understand charging the resident for a carpet replacement, but mine was CLEARLY more than 3 years old that shouldn't have to be my responsibility to pay for it. I tried to go into the front office to discuss with Breyonce (current apartment manager) and I got shoo'd away and given attitude. I got told to email corporate and so I did. We sent many emails back and forth. They asked for proof and I was told that I didn't submit a move-in form. Also the move-in form they claimed to never have received back after move in I never received for my last unit I stayed at. I lived at my last unit for 2 years. So corporate decided to change my balance to $346.92, because of wear and tear. Campus Quarters takes pictures of units before the resident moves in and after they move out to compare and contrast. I asked for the before pictures so I can show them that the staining, the blinds and the wall damage were already there, but they said they couldn't release due to previous resident's rights being exposed. I don't care who lived there before me and I just want pictures of just the blinds, carpet and walls and their argument again was a breach of privacy to the previous tenant. This is what is written in the lease that everyone signs Additional Terms and Provisions, Section 8 – Move-Out Condition Abandoned Property Manager may, but is not required to, provide proof of damages, such as pictures or work order copies, at the time the damages are assessed to you. If releasing pictures was a breach of privacy then it shouldn't state that they may, they would say its completely against policy and is never an option. They share photos only for personal benefit, like move-out pictures, to charge tenants without fixing damage, creating a cycle of scams. Why should I pay for someone else's damage when I was a good tenant? CAMPUS QUARTERS IS A SCAM! STAY AWAY!!!

My boyfriend lived here for two years and had a blast! Lots of my friends live here and it’s fun to meet up at the pool. Def recommend!

living here is the best out of housing i’ve had. staff is so sweet and i love the events they host!! pool is A+
Close to campus, beautiful rooms, staff is amazing especially Taylor, Cece and Kai!
