  This complex deserves no stars whatsoever. I moved here in a chaotic situation as a single mother with two children. I was in the middle of a legal situation of another housing scam where another cleburne property owner was allowed to sell/rent a condemable house with no occupancy inspection nor disclosures. We had to take them to court, and in the process, we had to still "live there" while we did it. I couldnt do that with two children, the public school called cps on us, and I needed somewhere clean and safe to go. We moved here in April/May 2025, all of this had been explained. I paid everything on time. I never got working keys to the mailbox, laundry, or anything else, just our unit. I found out I couldnt transfer my electricity service from Baird St in Cleburne to the Arbors for a couple weeks, due to the on-going investigation of the house. The Arbors management (Angie or Carie, I guess?) called me twice to switch, which I called back and continued playing phone tag WHILE I WAS AT WORK for maybe a week. Then the Arbors shut our electricity off, WITH MY CHILDREN HOME ALONE towards the end of May. This is Texas, and that is dangerous AND ILLEGAL. I had paid for the rent AND the electricity we used, and explained the situation a few weeks prior. I had to leave work to move my children out of that awful apartment, which at this point with the heat STUNK like mildew and mold. They decided to put that on my rental/credit history, which has again, hurt my CHILDREN. I will be taking legal action against this, as everything was documented, and I have MANY witnesses. The Villas on Henderson was WAYYYYY BETTER THAN THIS. I lived there for 3 years, no problems. I had no idea we were so blessed there.. but compared to THE ARBORS, the Villas were HEAVEN. PLEASE. Check this place's reviews. Theyre AWFUL. SAVE YOURSELVES AND YOUR CHILDREN.

  First of all, it should not be this hard to get someone to answer the phone. I called the office a year ago about a water leak in the master bathroom and they refused to do anything about it because our upstairs neighbors have a dog. Now that’s it’s a year later, to this day, no one has contacted me about fixing the damage. Now, there is an inexcusable amount of mold (which is affecting our health now), pieces of the ceiling falling into our tub, and literally a waterfall pouring from the ceiling. The lack of concern is disgusting, and yet they have the audacity to increase the rent. I’ve lived here for two years and I’m done. Our lease ends next month, and I’ll be sure that everyone is aware of the living conditions here. I’ve emailed the office, my partner has called them (no one answered so he left a voicemail), and they have zero motivation to fix it. Read the reviews here and take them seriously. Do not risk your health for this place!

  I wish I could give this place less than one star.... their management is very rude and their maintenance is subpar to say the least. It took them months to fix my air conditioning amongst other things... not to mention my prescription medications (that I need on a daily basis) came up missing more than once. I will never rent from them again and I have also filed a lawsuit against them for theft of property. I4n would sincerely advise renting from someone else. Please don't make the same mistake I and so many others have made. God bless you all.
