the experience my partner and I had with Clayton Homes at the Channelview, Texas location while working with Mayra and Tony.
We initially approached Clayton Homes excited about the opportunity to purchase a home and begin the process of building on land we had selected. We quickly entered into a contract and were advised to obtain a 10-day option period on the land in order to determine what would be required for the property.
However, during that 10-day option period, nothing was communicated to us regarding any additional requirements. It was not until the 8th day that we were suddenly told we needed to obtain a quote for electrical service before the appraisal could be submitted. This raised immediate concerns for us, as this requirement should have been clearly communicated at the beginning of the process to avoid unnecessary delays and complications.
Another major concern was the repeated assurances we received from the staff that the home would appraise for the expected amount. We were repeatedly told that everything would be fine and that the home would appraise appropriately. When we came into the office to clarify our concerns, we expressed that we were upset because we had relied on those statements. However, the home did not appraise as they had repeatedly suggested, leaving us more than $60,000 over due to additional fees and costs added throughout the process.
I also have text messages from employees at this location assuring us that everything would be fine and that the appraisal would not be an issue. These statements played a significant role in our decision to move forward and continue investing time and money into this process.
Throughout the entire experience, the lack of communication from the Channelview office was extremely frustrating and unprofessional. We were approximately two weeks away from closing on both the land and the home when the costs continued to increase significantly. We were initially financing approximately $385,000, yet the total amount suddenly increased to approximately $438,000 due to added fees from Clayton Homes and the contractor. Each time we visited the office, additional costs seemed to be added to the loan without clear explanations.
Due to the unexpected costs, lack of transparency, and poor communication, we ultimately had to walk away from the transaction just weeks before closing. This has caused significant financial loss and emotional stress for us during an already difficult time.
At this point, we are requesting a full explanation of the charges and the handling of our file. We are also exploring further action regarding the financial losses and distress caused by this experience.

I understand some of the issues were related to the lender, but this is the lender your team recommended. At this point, we’ve decided to move forward with Cavco, and there preferred Lender. & honestly it’s been so much better.
We are now financing $380,000, **ONLY** which is the same amount we were originally quoted with Clayton. However, with Clayton, that $380,000 somehow increased to $438,000, and we were never given a clear explanation for the difference. ( ALMOST 60k DIFFERENCE, IN I DONT KNOW-WHAT?) that’s why it did NOT appraised. & I’m GLAD it didn’t appraised you guys were trying to screw us for $60k
Based on our experience, it feels like there are unnecessary markups and hidden fees being added, both from the contractor and through Clayton. We’re looking for a process that is more straightforward, honest, and aligned with the original numbers we were given. So guys please make sure you shop around and get advices elsewhere before you make an impulsive decision! This costed us $ & time! We will be proceeding legal action.
