I can't praise my hubby enough for finding this 55+ community, Del Webb at Legacy Hills. I retired a year ago and my husband is planning to retire next year. So we have been looking around the 55+ communities, especially DelWebb communities including Sun City in Georgetown. We weren't in a hurry at all to buy the house since my husband is retiring at the end of next year. But we couldn't miss the opportunity when we find this home in Legacy Hills. This community is still at an early stage, but we all know that this can give a better price than later stage. We also hope we can be visionary buyers for equate.
I love this community because of the following reasons.
1. Floor Plans
They have 12 floor plans with 9 model houses at the site. I think they all have lots of storage, closets, and “Costco approved” pantries. Even though we're downsizing, we would still appreciate some extra spaces. AC/furnace is in its own closet, so we don't need to climb the ladder up to the ceiling for filter change. The cabinet has rolling shelves, so easy on your knees and back, gas cooktop with 5 burners, its own vent hood, not attached to the microwave, big laundry room, that is not a passage to the garage, and mud room area. Many items are designed for the seniors.
2. Part of big combined community
This 55+ community is a part of a big complex of several subdivisions. I heard a total of 13000 homes will be built, 7 subdivisions with their own amenity centers per the builder, 2 elementary schools. Delwebb 55+ will be about 1000 homes. So the extended family can live close to each other in the same community.
3. Rural area with Golf club
We can enjoy the scenery of prairies touching the horizon, roaming cows, ponds, and rolling hills. It is tranquilant environment. Yet, we still can enjoy city life, Frisco is 30 minutes away, Dallas is 1hr away. DNT extension to Celina will be completed in 2027, but we're impressed about its fast progress. It looks pretty close to completion. We're sure that much more infrastructure will come in time.
4. Price
The same floor plan has a much more reasonable price than in other 55+ locations. We were able to buy a new construction home for the price of a 30 year old home in another community. Considering the housing price hike in recent years in the DFW area, I think DelWebb at Legacy Hills is the only remaining affordable 55+ community in DFW or probably in the entire Texas. They also have special offers.
5. Smart home features and TAEXX pest control system
Smart door lock, door bell camera, and garage opener with camera, which can be connected to our phone.
Still need regular visit by a pest control guy from the TAEXX system. But he can do all the work from outside - no need to come into the house. Pesticide is injected into the wall cavity with a compressor. It's an advanced pest control system that can't be installed after the house is built.
6. Amenity Center
It's not finished yet, I can't wait until it's done. The difference from other 55+ communities is that this one has a restaurant. This was a huge game changer to us. We can walk to the restaurant for breakfast, lunch, and dinner, or a drink in the evening. We don't have to worry about driving home.
It was very pleasant experience buying home here because of very nice and helpful staffs. Especially Charlie was very helpful and other peoples in the office were welcoming and funny. Josh was the top of the notch. He was very responsive, thorough, and resolved all our requests in time.

Would I consider a home here? Yes, but I'd have to be fully retired or WFH on a regular basis as driving to Dallas daily is not even a consideration from this far out, at least not for me. That said, the model homes were great, the long-term plans around this development look to be exceptional. Go see Mark Elfenbein and the other wonderful folks at Legacy Hills. I saw the comment that someone couldn't find it, I had zero issues as my GPS took me straight there, and the drive out was a lot of fun, felt like a "country" drive. :-) Given the location is well out there, at least for the moment, you'll get a way better cost point than buying down in Frisco or Prosper area and the property value should only go up. The amenity center isn't finished yet, but it's really close and looks like it's going to be awesome.
