    I lived here a few years ago and never got the chance to review as I had seen previous mentions of the owners going after renters who left negative reviews and not sending them their deposit back. Our stay here was the worst living experience we’ve had. There was never ending loud maintenance and renovations constantly going that left dust and debris everywhere. It was a hazard to get around, especially if you had older family visit or children. Black mold was exposed under the siding before being replaced (not fixed, just covered up). The parking is horrendous — you will not find a spot if you get there late at night and don’t worry, you WILL get towed. I got towed twice due to their lack of parking, and since it’s on a main road you’re really SOL. Residents are always parking in the 2 guest spots so if you have guests over, good luck. My worst issue here was that I witnessed a SHOOTING. I was woken up at 1 AM after hearing yelling and gunshots. I called 911 and the incident was even reported to KBTX. All I got from management was a halfassed “sorry about that”. We cut our rent early feeling completely unsafe (mind you this was the SECOND shooting here in our span of living, although I didn’t witness the last one). They offered no discount or anything for the renovations and shootings and even UPCHARGED us. The absolute worst apartment in Bryan and I hope they eventually shut down. Please take this as your warning not to live here…

    Do not live here. They are charging me for a “renovation fee”. I don’t care if they want to renovate, but it is not my job to pay for it. I did not leave anything broken or damaged in the apartment. This place is a scam. Make sure that you take a video of the apartment before you move out and have a staff member walk through it with you to confirm that it is up their standards so you can get your deposit back. They took my deposits and now I somehow owe them over $500. Keep in my I moved out in June and they never once reached out to me. I took a video of how I left it and it was spotless.

    This complex was great when I first moved in 3 years ago. Since then it has been sold twice and the newest property owners are running it into the ground. The office constantly closes early without any notice, the office isn’t open on weekends, you can only pick up packages when the office is staffed, maintenance requests go unresolved for days or weeks, and so many more issues.

    Management allows the maintenance team to consist of two maintenance members for the entire complex which makes maintenance requests take forever. As well as parking is horrible. Other than those two things everything else has little to no complaints from me.

    UPDATE!! In September 2025: We are moving out!!! We were forced into this decision due to the property not following EPA regulations when our neighboring unit got their bathtub resurfaced. Turns out when you pay a shading 3 party company to handle hazardous chemicals it tends to not go to plan! Me and my husband came home from work to a very strong chemical smell and we were NOT notified of the renovations taking place, and of course the front office was closed. Shocker…Thank God I knew a maintenance supervisor from another property and gave him a call because I hate to sound dramatic but he literally most likely saved our lives. He instructed us to get out of the unit and he explained what The smell was and how dangerous it was for us to even be in the unit, breathing it in being so freshly done. He then asked if we were notified and to check our emails, text messages, or phone calls. shocker we found nothing. We were not notified about any renovations that could’ve affected our unit. Nothing. they let us walk into a death trap because my husband got so dizzy from the fumes, he almost passed out to the point we had to stand outside.Before I called our friend I contacted our maintenance guy turns out he had no idea what to do, except for to tell us to open up the windows in which we have aired the unit out for over three hours, and that smell was impenetrable. It seeped into our clothes our furniture are carpet it was in my hair. It was so bad. We went to the front office first thing Monday morning to explain our horrendous experience for the past three days that this renovation took place (I would like to add we had to stay at my parent’s during this time and when we walked through my parents door, my mother could smell it coming off of us 3 feet away from her) and all they could do was tell us to write an email to the property manager. I calmly explained “what are we supposed to do? we can’t even go inside our home because the smell is so bad” in which they instructed “write an email put it in writing. Write an email”. That’s all they could say to us nothing else just “write an email” is what the lady kept saying to the point she started slamming her hand on her desk at me. I’m very emotional at this point we haven’t been home in over three days and she has the nerve to get an attitude with me? And I’m just thankful that it was only me and my husband that stayed in this unit and we had the common sense to vacate the unit due to these hazardous smells. I mean if a child was in here while the Parents weren’t home working I mean, God forbid anything bad happen but that’s how strong the chemical smell was these apartments do not care about their tenants. All they care about is the money they can squeeze out of us. I am done with this property. I am paying a reletting fee Just to get away from these apartments. I tried to get the fee waived, but of course, being money hungry people that they are they denied the waiver. It’s almost laughable how this place is ran by this new company FPI. Do better and to the future tenants out there if you read this, please educate yourself on your rights and safety while living in these apartments because they clearly do not care about your health or living conditions. They just care about getting your rent money!!! Good luck it’s been hell here!!!
