Buildings are cheaply made with cheap materials. Door frames are literal 1x3 boards, all frames actually. Location is nice.

I would not recommend living here. I lived here for three years and genuinely enjoyed it until the recent management change.
When I transferred units in October, I made it very clear that I did not want a third floor unit. I was told that as soon as a first floor unit became available, I would be able to transfer. However, when one opened up, I was then informed that I had to live in my current unit for six months before transferring and that there would be a $600 transfer fee. Neither of these conditions were disclosed beforehand, and I would not have signed a new lease had I known since my 6 month mark is right at my due date.
The building I moved to also has extremely limited parking. I frequently have to park nearly two buildings away and walk home late at night after work. Being heavily pregnant, this has been especially difficult, and no solutions have been offered despite raising the concern.
Communication with the new management has also been frustrating. When my gate code wasnt working, I called the office and the manager was unaware residents used gate codes. I had to explain how the system worked, and it took multiple calls before the issue was actually resolved. At one point I was told “Well DoorDash could have come inside and we would have let them in” …the order was placed at 10 p.m., well after office hours.
Additionally, my downstairs neighbors have repeatedly submitted noise complaints about normal household sounds, specifically my cats running or jumping down from their cat tree. They will bang on their ceiling in response. After reading prior reviews, I discovered the previous tenant of my unit had the same issue with these same neighbors. When I expressed frustration about receiving repeated complaints for ordinary living noise (I do not play loud music or keep the TV at high volume), I was told, “Please remember living in apartments there is noise,” which felt dismissive given that I was not the one filing complaints.
Final straw for me was when I received a trash violation for my trash being left on the ground by my door. The trash butler has consistently skipped picking up the trash or left bags behind and this specific instance I took a bag he left behind out of my bin and placed it by the door because I needed my trash bin. The next day I received a violation for it and now have a fine on my account.
Overall, the experience under the new management has been disappointing. I would strongly encourage you to consider other options if you’re looking into this place. It’s just one headache after another.
We moved in about 60 days ago and so far I absolutely love it! Quiet, respectful neighbors. Dog park is disgusting with months worth of poop piled up but theres plenty of other areas to walk your dog. Smoking is absolutely prohibited anywhere on property, all tenants sign an acknowledgement as part of their lease, and the no smoking policy is enforced; all of which I appreciate as I have a severe allergy. Lauren and Wendy in the office and the maintenance staff are responsive and friendly. Location is perfect for us but they are building an urgent care facility next door and they already have a driveway poured for more commercial use across the street, hopefully a traffic light will be put in to manage the increased traffic as mornings are already a little chaotic trying to pull out from apt onto street. Overall a great place to live!

Rarely do I ever post reviews for complexes, but genuinely, Estraya Boerne is my immediate recommendation to anyone seeking out a good home to set some roots in. When my partner and I got here, I was working on getting guardianship of my younger sibling! Wendy was fantastic, helped us wrap up paperwork, and truly showed us the way. Despite the fact my credit needed some work, we all felt truly supported, and I didn’t feel shamed in the least!
The neighborhood is safe, and the pool is gorgeous, with the sidewalks well maintained. The gym is well-equipped, and cleaned very well, which was big for us. I adore the little events they do for the holidays, and even more so, everyone I have met here has been super friendly, and helpful. I can see my household staying here for quite some time! The two bed two bath is very spacious. Oh, and they are pet-friendly! I have two emotional support animals, and handling the paperwork was super easy!
One note: the walls are a little thin, but the management is super good about resolving things. Special thank you to Monica, Laura, and Wendy, for all of the hard work they do!
