So we’ve lived here since late November 2025. Everything was going well till 2 weeks ago our hot water shut off. After a week of cold showers we were told the pump had been “repaired” only for our hot water to still not work. And finally today where I open my faucet to find all of my water is off. The news has been talking about a freeze, so now we’re stuck in a house with no way to bathe, wash our clothes, or even flush the toilet. We were told a maintenance man would arrive today to take a look, but one has yet to show up. It’s been super frustrating, going around in circles trying to get this solved.

I’ve been living at Village Oak Apartments for over a year now, and I truly love it here! The location is great, the apartment layouts are well designed, and the staff is wonderful. I recently signed a new lease and moved into a new apartment with a small backyard for my animals, and it’s the perfect setup.
The move happened on short notice due to plumbing issues, but the front office handled everything quickly and smoothly—it was an incredibly swift transition. The maintenance team did an amazing job getting the apartment ready and is always fast to respond to requests. They’re also very respectful of your space, which I really appreciate.
Overall, Village Oak is affordable, in a great location, and offers really nice apartment layouts. I would absolutely recommend this community to anyone looking for a great place to live.

If you are looking at this place to rent, I urge you to reconsider. The location and views are lovely, but that’s about it.
Things to consider:
1. If you have packages being delivered by USPS, you will not receive them. The office refuses to hold packages, the post office immediately marks them as refused and returns them to the sender. The post office branch that handles the mail for this complex will make you jump through a million hoops to hold your mail or pick up a package instead. (This is as of 10/31/24 so it’s been over a year with no resolution even though they’ve claimed to be working with the postal service)
2. Which unit are you looking at renting? If it’s a unit in any of buildings 8-14, you will not have reliable hot water. The boiler for this loop is constantly malfunctioning and needing work done. The staff in the leasing office will tell you the boiler is functioning even when it isn’t. You may have to let your water run for 20 minutes before it warms up to body temperature, the staff say this is normal. You may have intermittent loss of pressure, the staff say this is normal. It is not. The boiler hasn’t worked properly in a year now, but the staff will tell you it’s operating as expected. (Broke January 2025 and has been malfunctioning in some form or another since)
3. Roaches/ants. Pest control only comes on Tuesdays. If you have pets of any kind and won’t be home when pest control comes, they will not service your unit unless your animals are locked up. The office staff are unable to offer a time range for service so you can’t plan around it either. (Took 3 months of me doing my own pest control to get rid of the fire ants that kept coming inside)
When we moved here in 2021, I’d have given it 5 stars. But it loses a star for each of these ongoing issues.

Boiler issues continue, the water was completely shut off with no warning, I found out when I flushed my toilet at 8:30am.
Renovations are taking place on the outsides of the buildings. The work is stirring up the ant nests in the walls. Fire ants in my bathroom last night at 10:30, put in a maintenance request for pest control since I will be home on Tuesday (the only day pest control comes out.) Called the office to verify that my unit is on the list for a visit today, no answer, no call back.

I moved into this complex almost two months ago. During that time, I have not had hot water. My water will get warm, but never gets hot. When I asked about this, I was told it is an ongoing issue with three buildings at the end of the plumbing loop that just doesn't get enough hot water. I was told I would be given updates. Weeks later I called and was told there were no changes, but if I wanted, I could be added to a list of people effected by the hot water issue. Confused? I thought they already added me to the list. Last night, I had no hot water at all. I had to take a shower, and it was freezing. Now there is a boiler out (separate issue). The boiler is getting fixed but when I asked about the ongoing issue, I was interrupted and spoken to with attitude. I was treated like I was annoying or inconveniencing them when I'm the one who has not had hot water!! My water doesn't get hot enough to wash dishes in. It feels gross washing my dishes in lukewarm or even cold water. Who knows if my dishwasher gets hot enough to sanitize my dishes like its designed to do. I asked if there were going to be breaks on water bills for the residents in the buildings and they said maybe. If they deem the bill to be too drastically different, they might help out. I haven't been given a water bill yet (since I just moved in) and I have to trust on BLIND FAITH that they will do right by me when I can't even get them to speak to me without an attitude on an issue I have to keep asking for follow ups on. They say it is the property manager who is trying to figure this out but nothing has been done and now a cold front is coming through and I DON'T HAVE HOT WATER. I was offered a transfer to a different unit today after being visibly upset on the phone with Lauren after she snapped at me. She asked me to 'just let her get through what she had to say' even though she had interrupted me to say it. She treated me like this issue is my fault when the real problem is this complex prioritizes the wrong things. They are currently repainting all the buildings to entice people to move here when the real issues lie inside the buildings. When I moved in, I submitted 13 maintenance requests within 8 days of living here. The apartment I moved into had been empty for 6 months before I moved in, yet they waited to fix things until I was living there and reported issues. I lived here years ago for three years and never had issues. Now they no longer accept packages at the office, but don't have a package room or package lockers. USPS won't drop things at the doors so we all have to go to the post office to get our things. But they can afford to paint the buildings white. I am incredibly disappointed in this place and the interactions I have had when trying to resolve my issues. The location is great, but it is so not worth the hassle of dealing with the leasing office when you have an issue to complain about. No hot water in winter is ridiculous. It has been manageable because the weather has been nice so far, but the time is up. The issue isn't fixed and my only option is to move to a new unit?? I hired movers to get me in here. I'm all unpacked. You shouldn't have given me an apartment that didn't have hot water to begin with. Unbelievable.
