- TTTj Tiatia4 days ago5.0Moving from California to Austin was a crazy and challenging experience in itself and living at James on south first for our first apartment couldn’t have been any better. We couldn’t have had a better complex to live for 4 years with our fur babies! The staff was and is still amazing from the maintenance team to the office Nik, Arianna, & Sarah all helped make our living situation the easiest. Best part of living there was the feel of being a community, the front office would host holiday parties, movie night at the pool and even having taco trucks throughout the week show up to give a option for dinner! Most importantly they treated us like family and always were super understanding! We will truly miss living there and would recommend James on south first anyone! Thank you James on south first!

Nik provided a hassle-free leasing experience when I was applying for my mom and Sarah and Arianna always patiently explained what everything was needed to apply and the emails were always great and easy to understand, unlike other places I’ve experienced. The office team is great at making you feel at home, because it is home. If you have an issue, you can call them and they will actually answer. The maintenance team also completes maintenance request right away. Great team. Thank you for your help!
- AAAJJun 15, 20251.0There are a lot of safety concerns at James on South 1st. It is next to an abandoned auto shop that has been overtaken by the homeless. The fence by the dog park facing the road and abandoned auto shop has a lot of holes in it that management has been notified of but has done nothing about it (homeless ppl get in and leave their clothes, shoes, etc) The complex is extremely dark at night and doesn’t have enough lights. Dog parks also dark and have no lights or benches. The gates are constantly broken and the gate app never works (we pay for a gated community and since there’s a large homeless population, I feel that should be priority) The apartment hallways are filthy and stained and just unpleasant to look at. I just feel that management could do a much better job of upkeeping the place, fixing fences, keeping unwanted traffic out, and just ensuring their residents are in a clean safe environment. This place isn’t extremely expensive but it’s also not cheap… and for what we’re paying, I expect more. They host a lot of cool community events (very appreciated) but safety and cleanliness should come first.

The front office staff (Sarah, Nick and Arianna)is superb, not only super friendly but knowledgeable and always quick to respond. And I can’t praise the maintenance staff enough…very quick turnaround.I love everything about living here and look forward to many years to come. Cindy Montgomery
