  1.5 yr update: They've been great. In the last year they've responded to multiple service requests in a timely manner and the property has been as satisfactory as it appeared to be when I moved in. They've been available and friendly anytime I've contacted them. I will probably sign for another year lease :) Will update again in a few months. Original review: I was hesitant to rent from them because of so many bad reviews but they had a nice property at a good price and many of the reviews seemed older so maybe they have turned things around. So, I decided to go for it. So far, so good. I moved into one of their rentals a couple days ago. The woman at the reception desk taking my application was kind and answered my questions thoughtfully. Sylvia, who seems much more 'strictly business' (which is fine, just don't expect a particularly warm welcome from her and make sure you read/follow her instructions well) came in on a Saturday to help me get into the new place fast which I was very grateful for. The maintenance man came out promptly when I noticed a couple small things that needed to be fixed. House/appliances seem to be in great condition especially for the price, and someone from the office has responded to all my many questions in a timely manner. This is the first time I have rented from someone who didn't actually own the property and I was skeptical at first but so far very content with my experience. Will update as my experience with the company continues.

  You will NOT get your deposit back! Wife and I cleaned this house from top to bottom after living there for three years. We actually paid services to come and make sure the place was looking great. And got none of our deposit back... Just very frustrating because they asked us three years ago if we could wait to move in for them to replace things like the carpets. We declined, like idiots, and of course now we get to pay them to fix it now.

  So the actual owners of the property we are renting from this management company are amazing and have let us have a lot of freedom with the home. The management company, however, is a joke. They are terrible at communicating, do not provide documentation of bills, rent, and so on, and I can't get a hold of anyone to address the fact that our AC unit is not cooling this weekend and I'm worried about our animals and it's already 90 degrees in the house. The lady that we went through the contract process with even had the gall to tell my boyfriend and I that only one of us had to sign the lease in order for both of us to be on the lease. So, basically I get the feeling that contracts are just not respected by this company.
