    We recently toured the apartment community and had the pleasure of working with Calvin as our leasing agent. He did an outstanding job from start to finish and is truly great at what he does. Calvin made sure every single one of our questions was thoroughly answered and was completely honest and transparent about everything, which we really appreciated. He never made us feel rushed and took the time to explain details clearly so we felt confident in the information we were receiving. On top of that, he was very relatable and easy to talk to, which made the entire tour enjoyable and comfortable. It honestly felt less like a sales pitch and more like a genuine conversation. Overall, Calvin made a great impression, and we’re very thankful for the positive experience!

    Just signed a 14 month lease with them. From June 2026- July end 2027. Multiple employees told us we would get the base rent For June and July free and we signed the lease. Then suddenly we were told that we need to pay the rent for the move in month and they can only give us July free and the community manager talked unprofessionally and was steadfast that we can only get July free. We already signed the lease and I’m sure the living experience won’t be bad but we were offered two months free and are only getting one month now. We even cancelled our old apartment lease application agreed to paid the cancellation fees only so we could stay at Liv + so it was unfair that we are not getting the second month free.

    I normally don’t leave reviews, but I feel like future residents should know what they’re getting into before signing a lease here. The biggest issue by far has been the roach problem. From the day my roommate and I moved in, there have been roaches. We keep our apartment very clean, so this is not a housekeeping issue. Pest control has either not shown up when scheduled or the treatments have been ineffective because the roaches continue to come back. Living with an ongoing infestation is stressful and honestly unacceptable. This alone is a major reason I would not recommend living here long-term. Maintenance and management follow-through have also been frustrating. Work orders get marked as completed when they aren’t actually fixed. For example, our washer was supposedly repaired and then immediately started leaking again. It took multiple requests and several more days before it was properly fixed. Another major issue was when my roommate’s car was towed due to a parking permit situation that was NOT her fault. The parking sticker machine has not been working since we moved in early January, and despite that, her car was still towed. Situations like that make residents feel like management is not looking out for them at all! We already commute 30 minutes to school and this made her kiss her midterm and had to go through the trouble of ubering to the tow truck company which was 40 minutes in the OPPOSITE direction. They also didn’t tell her where her car was located and she spent nearly 2 hours figuring out where it went. Communication with the office has been very inconsistent. Staff members at the front desk (aside from Cassandra) are often unpleasant to deal with. We have been told multiple times that issues would be handled or that someone would follow up, and then we never hear back unless we keep asking. It feels like residents are constantly chasing answers instead of getting help. I do want to give credit where it’s due, Cassandra in the office has been helpful and responsive whenever we’ve worked with her. She has been one of the only positives in this experience and seems to genuinely try to help residents. She’s a queen and she’s awesome! 🤍👏🏽 There have also been issues with unauthorized people living in the unit, which affected utilities and shared spaces. On top of that, there is frequently a strong marijuana smell throughout the apartment and common areas, which makes the environment uncomfortable. Overall, this has not been a good experience. Between the roaches, the towing issue, the lack of follow-through, and poor communication, it has been very frustrating to live here. I would not recommend living here long-term. If I could afford to break my lease, I honestly would. We will definitely not be renewing. Residents deserve better living conditions and better communication than what we’ve experienced here.

    DO NOT LIVE HERE. MOST IF NOT ALL THE 4 STAR REVIEWS ARE MADE BY THE LEASING TEAM. I have had problems with the management since I moved in. They are completely unprofessional and incompetent as a staff as a whole. From the management (Diandra Harris) to the staff they hire, they all need to be fired. They fail to give residents important information and also have a lack of information. My car was towed for something I had already paid for because they do not have any permanent car stickers to give residents nor do the towing company have a system to verify who has paid their pass. I was told the reason my car was towed was that the temporary paper that I had in my car was expired, yet I received no verbal acknowledgment that I would need to replace it nor a reminder that the paper will expire. Yet they can send an overflow of reminders every day to sign a lease or some other useless information. I should not have to come every month to get a temp paper because they failed to keep an appropriate amount of car stickers for their residents. It cost over 331 dollars to get my car back for not even a full day of my car being towed, mind you i paid for my parking that was 20 dollars. When i called the manager she was completely dissmisive using the excuse that everyone else came to get another pass, and she did not once acknowledge the fact that her team never made a formal verbalization of the need to get another pass. All of them can not take accountability for not doing their job properly. I do not care about the generic useless reply that they will give to this to make it seem as they care and to act as if they hear the concerns of their residents it is probably written by ai or done in spite to keep their image up. This is the very least of the problems I have experienced with the team. SO I REPEAT AGAIN SAVE YOUR MONEY, ENERGY, SANITY, AND TIME AND PLEASE FIND A MORE LIVABLE AND RESPECTFUL PLACE TO LIVE. I say livable because there is an abundance of roaches in this place. Just gross if you go on a tour here just ask to see the trash area or even the parking garage its just filthy, walk other stairwells. YOU WILL PROB SEE THE ROACHES YOURSELF.

    The units you tour are nothing like the units they rent out. Our unit was dirty and infested with roaches upon move in. After many requests to fix the bug problems we still have roaches. There is mold in one of our walls and it looks like in the vents. One of our roommates was told by paramedics he had mold exposure that would last for a year. Management is unfriendly and unhelpful. My car was hit in the parking lot and they did nothing to try and find camera footage or figure out who hit my car. Most recently we have been forced to move out of our current unit and into a new one due to issues with the pipes in the walls (what is causing the mold). We revived a little over a weeks notice and were told that we would be fined if we did not move by the deadline. There have been no offers of any sort of compensation or discount on rent due to any of these issues and management has resorted to hiding when any of our roommates enter the office. Do not move here if you don’t want to deal with a new issue every week and management who do nothing to fix anything. Edit: I have emailed management three times since posting this review and have heard nothing back so don’t be fooled by the fact that they respond to bad reviews, they don’t seem to be all that concerned about fixing any issues.
