We are looking for a new home for the rest of life after retirement. We found a house, 3 bedrooms and 2 bathrooms, perfect for our family size two weeks before Christmas in Anna Twon Square. The house price is $310k. We paid Earnest $5k and signed sale agreement.
Last week we decided to stop the purchase. The major reason that lead us to make this decision is quality. Based on the third-party inspection report, there are several failures that should not be in a new construction house, including water leak and fatal carbon monoxide accumulated in attic. Furthermore, based on my research and experience, Pulte does not have a good reputation in after-sale service. We do not want to live in a house we do not trust and constantly worry about unexpected bad things happening.
In real estate transactions, especially for new construction homes, earnest money typically 5-10% of the home value. I believe Pulte sales consultant over charge the earnest.
Here are tips to new purchaser. 1. If possible, get a third-party inspector to do full inspection before sign sales agreement. 2. Double check unfair terms and conditions in the agreement. For example, in my case, Pulte home refuses refund any penny of earnest even though it was not my fault.

I regret buying with Pulte
I purchased a brand-new Pulte home for over $585,000, and from day one we’ve had serious water pressure and water quality problems. We’ve had multiple plumbers and Pulte reps out, and the issue still isn’t resolved. We often have such low water pressure that we can’t shower or reliably use our plumbing.
To make matters worse, Pulte and the City of Anna just blame each other. Pulte claims the problem is caused by the City’s “thick water” and scaling, and the City says the issue is with the builder’s installation. Meanwhile, my family is stuck living in a home that doesn’t function properly — and none of this was disclosed at closing.
When I mentioned seeking legal counsel, Pulte’s willingness to help went downhill fast. Their customer service has been slow, dismissive, and more focused on deflecting responsibility than fixing the problem.
And not to mention, the mortgage company Pulte required us to use was also a terrible experience — poor communication, very little professionalism, lots of delays, and a clear lack of knowledge throughout the process. It added even more stress to what should have been an exciting time for our family.
Overall, I would strongly caution anyone considering buying a Pulte home. Do your research, ask tough questions, and don’t expect the level of quality or customer service you should get when spending this kind of money.

I would like to say that Taylor Nicholson (Winn Ridge), Ramsey Hunt, & Cari Rubio are absolutely phenomenal. From the Pulte Home experience, their customer service, dedication, determination, & hospitality was not only top-of-the-line, but their professionalism was by far the reason why I decided to only deal with Pulte Home. There were other communities that we looked into, but we did not get the 5-star experience that we did with Taylor, Ramsey, & Cari. Even though we have work to do within our debt-to-income ratio, Pulte Homes will be a priority with me, in 2022. Thanks to each of you, for being so diligent with working with me.
