I don’t usually write negative reviews, but after nearly a year of ongoing, unresolved issues at this property, I feel future residents deserve to know what they may be dealing with—especially if uninterrupted sleep matters to them. I first reported an overnight beeping alarm coming from the lobby/mailroom in March 2025. The noise was loud enough to carry directly into my bedroom and continued, on and off, for more than ten months. Despite repeated communication with management, the issue was never meaningfully resolved. Timeline highlights: · March–April: Repeated late-night alarm beeping, often nonstop on weekends · May–August: Random overnight alarm beeping ongoing · September: Multiple false fire alarms on different days, in addition to the ongoing beeping · September–November: Alarms regularly going off around 1:45–2:00 a.m., waking me roughly 70% of nights · November: Ongoing alarm issues, including four consecutive nights in a single week · December: A temporary sound-proofing measure was installed, removed less than two weeks later due to life-safety violations (see photo)—yet the alarms continued · January: Sound proofing was reinstalled despite life-safety violations (see photo). The issue remained unresolved through the end of my lease In addition to this ongoing problem, there were multiple false fire alarms throughout my tenancy, adding even more disruption. This was not a minor inconvenience. It was months of broken sleep, stress, and exhaustion. No resident should have to repeatedly push management to address building alarms going off in the middle of the night. Communication was slow, vague, and ultimately ineffective, and despite months of detailed reporting, these problems persisted until I moved out. If you’re considering living here, think twice. The noise issues are persistent, the fire alarm system appears to malfunction regularly. Together, these issues made my home feel anything but peaceful or well-managed. I genuinely hope management improves, but based on my experience, I cannot recommend this property to anyone looking for a reliable or well-maintained place to live.

While I am not a resident, the only reason I am not is an amenity that cannot be changed unless I live somewhere else (bicycling distance to employment). Kudos to India on the desk, she was fantastic to work with. Good luck to all.

I’ve lived at The Duet for a year now, and it has been an amazing experience! The staff is incredibly friendly and always goes above and beyond to make sure everything is taken care of. The maintenance team regularly checks in...honestly, I think they might love my dog even more than I do! The office team is wonderful as well! They are always welcoming, helpful, and quick to assist. The facilities are beautiful, and they’re constantly working to improve the amenities. Plus, the location is unbeatable. Seriously, 10/10 would recommend!!

I have lived at Duet a total of roughly 4 years. I lived here before moving out of state for graduate school, and I moved back here when I took a job post-graduation in Nashville. Humorously enough, my sister lived at Duet in my exact same first apartment during a portion of that interim 3-year period between my two stints at Duet. To say the least, Duet has been an integral part of my life and continues to be so to this day! With extensive time spent here, a few thoughts I wish to share with potential residents about the aspects of Duet that brought me here and keep me around: 1) EXCELLENT NEIGHBORHOOD: Duet is nestled ideally in the westernmost part of Midtown, offering quick access to virtually every corner of Nashville within a marginal drive while also being away from the most hectic part of Midtown. I appreciate the convenience matched with being a bit “removed” from the immediate hustle and bustle. 2) DOG FRIENDLY & WALKABLE: It is a high priority to me to be in an area where my dog has quality space to walk and play. Centennial Park and Centennial Dog Park are within walking distance, and the sidewalks around Duet are well-kept, spacious, and safe. 3) YOUNG PROFESSIONAL-ORIENTED: Most Duet residents are young professionals as opposed to college students. If you value living in a space where you can expect a quiet, settled environment by 8 or 9 p.m., even on the weekends, this is a great option for you. As a final comment, Duet, like all apartments, will have aspects from time to time that are less desirable. This is the nature of apartment living. You’ll see a plenty of reviews on here that will mention an occurrence at Duet where the reviewer had much to say in the heat of the moment. I am not discounting their frustrations (some of them I also shared at the time!). That said, my review is different from those in that I am sharing this unsolicited review when considering the entirety of my Duet experiences, which started in 2018 in a studio apartment and spans through today as I write this in my 2 BR, 2 BA apartment. Much has changed about my life in those seven years, but a constant that has remained is an enjoyable, comfortable home base and place I’ve really appreciated calling home. This is a great spot for the long haul. To these ends, I gladly and confidently recommend Duet.
