This is NOT MOVE IN READY. You must spend months of your time getting and staying on the contractors to get anything accomplished.
When you sign your contract you make a design appointment to select you finishes for your interior. Not sure if it is an option, but if I was a buyer I would skip this if I could or take the minimum. We spent time selecting stuff without really knowing how it would look in the house, you do it at their design place
Phoenix Systems they go through and help you select your electronic configuration. Extra outlets, Ceiling fan locations, USB Outlets, WAPs, LED lighting, CAT 6, where TVs will go, etc.
We are different owners at this time, as we live in our house in Iowa and slowly move here.
ALL the problems we have at the Pulte house can only be dealt with on Pulte time and the vendor time. Not on our time.
I have to schedule an appointment but if I cannot shedule an appointment and be waiting for them 24/7, then it is back to square one.
Enviro-Scapes is landscaping contractor, not thought of highly by the homeowners at all.
The HOA is run by First Service Residential, there are no homeowners on the HOA, it is First Service and Pulte.
Right now, I am waiting on Phoenix Systems to come and install the WAPs, and the 8 port switch which I guess I have to initiate even though it is on my home contract and the price is included in my mortgage payment. Which means, I paid for something but if I did not follow up on it, nothing would happen. Just me paying for something I did not receive. Which seems to be the game.

AT&T who installs the internet service. I had to initiate that also.
Performance Lighting and Irrigation when enviro-scapes broke my spinkler and buried another sprinkler Performance Lighting fixed it. Enviro-Scapes has buried my sprinkler for the third time after installing sod at the neighbors house.
Your private information is sold almost immediately. I am getting letters with my name on it from people I have never heard of at our house in Southern Harmony. I barely know my address.
Contacted tennesseeservice@pultegroup.com about the uninstalled USB outlets in our loft, they wanted a picture of it. GENIUS!!!!! These are on our contract on page 7-23 of change order 1 through change order 9.
Once again, I am paying for something that is not installed and it is my fault.
The water utility is Consolidated Utility District, CUD. If you have an irrigation system, your water bills will be HIGH. There is the CUD STEP, STEP = Septic Tank Effluent Pump, this is $35 base and $5 per 1000 gallons used, this is on top of the water bill. I have only had one water bill so I am still trying to figure this thing out. Some homeowners have had $1000 a month water bills, and higher.
We paid to have a floor outlet installed in the gathering room.
It is installed too deep. I could not test it during inspection and I forgot about it. The house next door also has a floor outlet but it is flush with the floor.
The box and cover plate just pop out it is basically attached to nothing.
Submit a ticket to tennesseeservice and the electrician shows up and can't really do anything.

Only little hitch I had was the backsplash that I had chosen was discontinued. Which was a big disappointment, but other than that, everything went smoothly, in a timely manner. Love my new home.!

I would give Del Webb a negative rating if we could. The blasting they’ve been doing for the past 2 years continue to damage surrounding homes. The road they build off of is a 2 lane and the surrounding area doesn’t have the infrastructure to support it. Traffic is a nightmare because there’s no light at the community entrance.The removal of all the trees and leveling/ blasting of the area causes flooding areas around the homes.
