I would’ve loved to leave a review, if I actually had a tour…I arrived on time and saw the leasing agent being busy with the current customers.
She said she’ll be there in a moment, and was still talking to her customers after 15 minutes.
There was no rush at all on her side, which I found a bit rude. I reserved my 30 minutes and had something planned right after, so I had to leave without talking through apartment options. I really wanted to like this place given its history and location, but didn’t get a chance to even explore it.

We moved to Memphis in June of 2025 and were hesitant to move downtown given the rep that has been placed on here. We stepped into the apartment in the brewery and signed our lease with zero reservations
The location:
This is located directly on Tom Lee pavillion with stair access to the riverfront park with basketball courts and small walking trails which is beautiful for late night walks.
Just 2 blocks away from south main, and restaurants like Arrive, good fortune, Slider Inn, Gus's and Hive.
I have season tickets to the memphis grizzlies and am easily able to walk there in 20 minutes and never feel unsafe.
The apartment:
Our apartment was a unique style in the brewery, and i couldn't recommend looking at the property enough. Some of the apartments in the taproom and other buildings are a lot less fun, but tend to be much cheaper so that is a great option. Most of the neighbors i have interacted with are incredibly nice and kind.
Management:
More than fine. If we have a problem it usually gets addressed in 1-2 days, and if its an emergency, they'll send somebody within a few hours even at off times. I have a great relationship with the property manager and Beth is awesome to work with
Parking is across the street and costs $100 per car, but there is a decent amount of street parking nearby for free.
All in all, Id highly recommend viewing the apartments and seeing what they have available. If we were planning on staying in Memphis, id have no hesitation renewing the lease!

Living at Tennessee Brewery Apartments has been such a great experience! The property itself is beautiful and full of character—it really stands out compared to typical apartment communities. I love the blend of historic charm with modern finishes; it gives the space a unique and upscale feel.
The amenities are well-maintained and thoughtfully designed, making it easy to relax or entertain. The location is also a huge plus—everything I need is close by, from restaurants and entertainment to everyday essentials.
One of the best parts of living here is the community atmosphere. It feels welcoming and vibrant, and there are always opportunities to connect with neighbors.
Overall, I would highly recommend Tennessee Brewery Apartments to anyone looking for a comfortable, stylish, and convenient place to live!

My maintenance request somehow always gets marked completed but the issue never resolved. I’ll always end up resubmitting or calling the office. Why is this needed if there’s an App
Update :a maintenance request was submitted on Feb 28 for bathroom repairs . Marked complete. On March 27 the same issues but worse . The toilet would empty and sometimes it wouldn’t . I submitted a maintenance request. March 28 the toilet filled to the rim I submitted another ticket only to include that water was filling up the area between the kitchen and the wall separating the bathroom and I wasn’t sure where it was coming from .I then call the leasing office . A repairman responded but was unsuccessful in the repair and I was told a plumber was contacted. I returned home on Saturday ,took a shower only for water to not only fill up the hallway but is now headed to the kitchen . I called the maintenance emergency number only for the same guy that responded on Friday to tell me a plumber would be out on Monday. I guess that on my off days I work for Folgeman cleaning up water in my apartment . And the use of my bathroom is off limits while I continue to pay rent
