    Progress gets a 3 in my book as far as rental homes. Rent is not ridiculous in comparison, and the website is easy to use, the people doing customer service are nice, and the homes ive been in are clean. However, should there be an issue they dont want to even come out to look, which is weird considering they can make money that way if its something the resident can handle. Sometimes people dont want to mess with something for too long if they dont know really know what to do after trying on their own different things. Oh well thats the world we live in now!

    I'm irate with this company because they charge outrageous fees for every single thing whereas you can't get caught up on your account!!!! You get penalized whereas they deny your renewal eligibility lease! I've been a tenant for 4 years!!! Be expected to pay extra hundreds for hidden fees!!! Why even offer partial payment when they're going hit you with a $150 LATE FEE!!!!

    I had an issue last week and ended up having to visit the Memphis office for additional help. Upon arriving, I greeted by Ms. Dina who ended up helping me out more than what I anticipated. She, along with Ms. Rebecca not only helped me with my issue but resolved it on the spot. I am very appreciation for their knowledge expertise and most importantly, their kindness. Thank you so much again Ms. Dina & Ms. Rebecca!!!

    I want to give an update on my review… after making the initial review Rebecca Robertson immediately got in contact with me and made the whole situation right immediately. I appreciate her for being apologetic and her fast response to making the process better and making the corrections to my account. I’m only giving one star because it’s required, otherwise I wouldn’t give any. In August 2025, Progress Residential made an error on my account, and I’ve been trying to get my credit resolved ever since. I was eventually connected with Rebecca Robertson, who initially seemed willing to help. She assured me that all the credits would be returned to my account, leaving me with an $0.82 credit balance. She later asked if I would complete a Google review based on my experience, and I agreed — but only after I could confirm the correction on my ledger. Unfortunately, it’s now November, and I still haven’t received the credit. Ms. Robertson no longer responds to my calls or emails. This experience has been extremely disappointing and unprofessional. What started as a simple billing error has turned into months of unresponsiveness and broken promises.

    If 0 was on here that's what I would've given this company. My mom rented through progress twice. The first house she had with them everything was fine....then she transferred to another property BIG MISTAKE!!! My mom had been paying her bills in full and on time only to notice after a while her ledger was getting higher and higher. After getting involved I noticed they were charging her for utilities that she wasnt using because she usesMLGW for utilities. After bringing this to the PR team's attention they kept opening and closing cases only to have resolved nothing. Sending in proof of utilities and everything doesn't work they still charged her. She is no longer in their property but yet and still they have a 2700 dollar balance on the ledger for her saying she owes for utilities. Like how? Even if she was using them the utilities are in the total charges every month but yet they say she owes them. STAY AWAY FROM THIS COMPANY AT ALL COST!! They bait you in and sick you dry. I am now in the process of hiring an attorney to check into this and seeking reimbursement for all the extra money they've charged my mom.
