  I've enjoyed living at Amberleigh Bluff since moving to Knoxville. Overall, it's a quiet, safe place with great proximity to many of your basic needs. My experience with maintenance has always been quick. Walls/floor/sound travel is only sometimes annoying, but that's with many apartments.

  I have lived at Amberleigh Bluff for four years. It is a great place to live! The staff is amazing and the accommodations are great. The grounds and surrounding areas are beautiful and well kept. I feel very safe and have never had any problems that would make me feel otherwise. If something needs to be fixed in my apartment it has always been fixed the same day or in a very timely manner and the maintenance crew is wonderful. I really can’t imagine living anywhere else. It is home!

  The leasing staff here will do everything possible to nickel and dime you as if the “luxury” rent price isn’t enough. We hand delivered our insurance proof to their office with less than one business day notice as requested. They had forgotten to ask for it when we finalized the lease so their records were incomplete. They accepted the paper copy and mentioned sending an email with the digital copy as well at our earliest convenience which we did that same weekend (notice given on Friday). Then they slapped us with a fine via email for not being in compliance by the end of the month, which we were… and first and only notice was given on the 29th. We have been responsible residents that haven’t given them any reason to be concerned. They also previously fined us because our trash can blew or was knocked over while we were at work. We payed the fee to avoid any headache with the leasing staff who seem to take pleasure in extracting penalty fees. If you try to reason with them they will claim they have no power over the issue, per MaKayla Johnson, one of their on-site leasing staff. Corporate is based in Texas. Nice and… Remote. I have also been penalized like other residents have attested to in google reviews for their RentCafe system malfunctioning. Which the staff will again blame on you. I have never been late on payment if not for their portal randomly deleting my auto-payment method with no notice. It honestly seems like they make a significant amount from charging many residents these BS fees. Our neighbors who have since moved out also had numerous similar complaints. If your pockets are deep and you don’t mind being regularly rage-baited by the leasing staff blaming your for nonissues then this might be the place for you. Edit: The result of “reaching out directly” to the leasing staff was for them to threaten us with more late fees and refuse to allow us to dispute the original fee with their higher ups, who’s information they wouldn’t even give us. So I’d say my characterization is pretty accurate.
