I signed a 9 month lease here in 2024. The apartments are spacious and generally clean at move in. My main complaint at move in was that mine had a smell of cigarette smoke that I could never get rid of. Maintenance requests were generally very timely; though, I did have to make two separate requests about my dishwasher that was leaking into the floor because they told me that it wasn’t the first time that they came. While I was living there, they also had a brief stint where the trash compactor was broken which made the whole complex smell like a landfill. From what I could tell though, it seemed like the complex tried very hard to get it fixed as soon and possible, and it was eventually fixed. Overall, the complex is quiet, and I felt very safe there. It’s far enough off the main busy roads that you don’t constantly hear car traffic. I never had any issues with neighbors, and I felt like there was always sufficient parking. It’s also very close to the store which is nice. Overall I would say it’s a decent place to live especially for the price. The guys in the office can be a little difficult to deal with at times because they occasionally like to at least act like they don’t know what you’re talking about. My primary example of this is that they stood me up for my final walk through. I came into the office (in person) and scheduled a final walkthrough, and the guy claimed that he had it in his calendar. When that day and time came, they acted like they had no idea what we were talking about and claimed that they could not do it because it was not on their calendar. I did get my deposit back; however, it was unprofessional (and not to mention impolite) to not honor a tenants final walk through request. Not only was the walk through scheduled weeks in advance, but they also knew very well that a tenant was moving out that day. In my opinion, they should be prepared for tenants to want to exercise their right to a final walk through with their LL.

I have tried for a long time not to write a bad review on this apartment complex. You try to be nice, wait, and give people the benefit of the doubt, but I'm over it at this point. I no longer live there, but I do have a friend who lives there, and I visit often. This apartment complex is probably one of the best-looking ones for the price, but the communication needs work as well as getting things done in a timely manner. If an email is sent, there's such a thing as an acknowledgement email as well as a follow-up people. Anyway, my friend has been WAITING for 2 months for maintenance to fix the kitchen sink, where only the sprayer can be used and has now begun to LEAK, which will turn into a major headache for the complex if it's not taken care of. We know no one wants to pay for that. No, we're not using the dishwasher because it looks as if it needs to be replaced or deeply cleaned. There's always an excuse, also. Pay a plumber if you don't have anyone to get this done. People had A/Cs that went out over the summer. Okay, understood. But waiting for over 2 months is ridiculous. Multiple orders have been put in, a visitation to the manager, along with emails sent and yet, nothing has been done. If something major has taken a turn, COMMUNICATION will get you very far. Tell me, why would I recommend this place? No, I don't want a reply to this review as I see they know how to do that. Fix the kitchen sink.

I have lived at Cameliia Trace for almost two years now! What I enjoy about this being my place of residence is the friendly office staff, they are so personable, friendly, and easy going. It's easy to approach them and have a genuine conversation. I also find the maintenance team to always be vigilant of anything that goes wrong inside or outside of my apartment, they are always quick to fix it as well and always have a positive attitude. The grounds here at Camellia Trace are always kept manicured making for an inviting atmosphere when driving into the complex. Camellia Trace really is a community within itself in Jackson and the people that make up the community are great and I have enjoyed living here! I would highly recommend Camellia Trace to anyone in search of a place they can call home! :)
