Ryan Homes and their warranty/financial company NVR has unfortunately shown that they are not in the business of conducting good or even particularly above board business.
I, like others, have had multiple smaller issues related to lazy construction efforts, poor customer service, and fixes that should have been easy to address in a new home but should have never been a problem.
The major experience relates to the company not taking an issue serious that then led to sewage water damage and Ryan/NVR's unacceptable handling of the situation/unwillingness to repair the damages to a brand new house under warranty.
The warranty company exhibited gross negligence by not taking the plumbing issue I reached out about immediately when it occurred valid and instead claiming it was a simple clog. They even suggested multiple times it was my fault, but eventually sent a plumber out weeks later (after I had to pay for my own independent plumber to verify and fight back and forth with their company to prove that it was not a simple clog). The day after their warranty plumber conducted work, my downstairs bathroom overflowed with sewage water onto my floors. As Ryan Homes does not have emergency warranty plumbing services and this was the weekend, I had to find a restoration company to come clean, dry, and then rip out the flooring to treat the floors, drywalls, etc. This scenario also had me and my dog have to go to a hotel for weeks as the water in the house was unusable for risk of overflowing again.
One employee who had worked with me throughout the building process verbally promised me that as I was under warranty, Ryan would of course fix the flooring, drywall, carpet, etc. and that he would make some calls once I put in the warranty request.
After again being accused of this clog somehow potentially being my fault by a disrespectful employee, Ryan Homes’ plumbers came to dig a 5 foot hole in my front yard with heavy machinery. I was told by their warranty plumber that a large rock had fallen and broken a sewage pipe and it wasn’t noticed or fixed before filling in my yard with dirt, sod, and grass. Interestingly, though this was verbally spoken to me and I reached out to the plumber and the disrespectful employee multiple times the following day, I did not receive any documentation about the work that was conducted for weeks and was even told by the plumbing company that I would have to receive documentation from Ryan Homes (a very suspicious and covering up form of language considering the plumbing company had sent me documentation before). The disrespectful employee has also exhibited radio silence for days and has yet to engage with me.
I had since been interacting with an NVR manager, but there is still a refusal to honor verbal promise of fixing the damages to a brand new house that is under warranty or really give any confidence in addressing the foul and unprofessional decisions that have been made along the way, including my security camera recording audio of a warranty plumber calling me/my situation a "pain in the ass."
I would certainly not recommend Ryan Homes or NVR to anyone looking for a new construction. They absolutely cut corners and seem to lack both business and common sense. Unless you are willing to make fighting with them to make things right an additional part-time job, please look elsewhere.
I had a mound of dirt sitting on my front yard for weeks after the hole was dug, the plumbers never told me when they finished (or even that they were coming to bring heavy machinery), and at this point, Ryan Homes/NVR has still yet to send anyone to have the water and air quality tested after having sewage water in and outside of my house for who knows how long!
I repeat. STAY AWAY.

I regret to say that my experience with Ryan Homes and NVR has been nothing short of a nightmare. From the moment we moved into our new home, it feels like there has been an ongoing list of issues—big and small—that never seems to end. Every week we discover something new that wasn’t done properly or needs to be fixed. It’s beyond frustrating, especially considering we expected a new home to be a source of pride and comfort, not a constant source of stress and inconvenience.
The quality of the construction has been severely lacking. We have had roofing issues since before closing, a wrong sized water heater installed, no overflow drain installed, sod repair that took well after a month to repair, MOLD in kitchen cabinets due to moisture coming from a hole in the foundation and other miscellaneous issues.
I expected better, especially given the investment we made in purchasing a newly built home. Instead, we’ve been dealing with ongoing headaches that seem like they could have been avoided with more attention to detail and proper care during construction.
I would caution anyone considering Ryan Homes and NVR to seriously reconsider. Based on our experience, we would not recommend them to anyone.

Purchasing our home in the Cumberland Community with Ryan Homes has been amazing. Everyone has made this process way less stressful and has made it seem so easy. We went as a first-time home buyer. The staff were very nice and had 3 model homes that are beautiful. Great area also. Great prices! One bad and VERY bad thing was when we were going over the financial parts of it all, they were both (the sales representative and a loan officer guy) saying that we could give them more $ to buy down our mortgage rates and get another loan to do that, and then ANOTHER loan to put as a down payment. So, as they are talking, the only payment they talk about is the mortgage price and not the other two loans plus the HOA fees. The financial guy kept trying to tell us and persuade us to go ahead with all these loans. We already said we can't afford the mortgage. Then they BOTH were saying, "You can just refinance in a year," but he also said later that the rates will probably not be going down anytime soon. Just beware, first-time home buyers! They are in a business for themselves, not for your financial benefit. If it's happening here, it's happening everywhere.
