  This is arguably the best apartment community in the Franklin area. The leasing team is incredibly kind and welcoming, and the location is unbeatable. If you’re moving to Franklin, Paxton Cool Springs should be at the top of your list.

  Love the team at Paxton Cool Spring; Emily and Whitney are awesome to work with! The apartments are beautiful, well maintained and the area is quiet and peaceful. Very dog friendly and close to shopping plazas and the 65 freeway.

  *Updated from original review as security deposit issue has been addressed. When I first moved in, this place was easily a 5‑star complex. The original staff was friendly, responsive, and kept the property clean and beautiful. Unfortunately, once the staff changed, everything went downhill. 1. The elevator was broken more often than it worked. 2. Communication was lacking. A good example: I rescued a dog a few months before moving out. I let my neighbors know he was being crate‑trained and might bark briefly as he adjusted — never during quiet hours. One neighbor, who had blasted loud music late at night since the day I moved in, left a passive‑aggressive note and then complained to the office instead of speaking to me. The office sent me a notice, even though I had camera footage showing the barking was minimal and brief. Meanwhile, when I reported his loud music (sometimes until 2 a.m.), I emailed the office multiple times with recordings and never received a single response. When I finally went in person, the AGM admitted he’d had other complaints but nothing changed.

  We lived at Paxton Cool Springs for a few months while in town for my husband’s job. There are mice in the hallways of building 3001, when I brought this up to maintenance after making a service ticket that was closed with no resolution. I was told that pest control came out but nothing further is being done because people have dogs etc & they don’t want them to get snapped with the traps. Every bit of grass anywhere near the building is completely dead due to how many dogs there are here. You walk outside & immediately smell pet urine & feces. They have automatic air fresheners in every hallway, elevator, leasing office, gym, etc. The smell is horrendous & very unnecessary. The valet trash pickup is a joke, they will pick & choose what they pickup & often times leave things with no explanation. The leasing office is extremely rude & went out of their way to be unwelcoming to us or straight up ignore us on many occasions. Stop your corporate housing contracts if you don’t want families living here. The way we were treated was extremely uncalled for & unfair! Do not recommend moving here unless you enjoy having rodents, unreliable trash pickup, nasty air fresheners spraying everywhere & rude leasing staff!
