Been two years ..... Have no problems can't blame the Reserve for the Flooding storms of a century come every once in a while I can blame development down the road for building new stuff and changing the water table I can blame the Town for not doing it's due diligence but to blame the Reserve is silly It's safe here at night as well if a tenant is shady or I appropriate and caught ....they are gone They installed speed bumps so there's no crazy driving in the lot It's not the reserves fault if people walk pets and don't clean up sure there's a few landmines here and there and guess what I seen maintenance clean them up but that's the tenants doing it As for indecent exposure haven't seen none and even at the pool no Thongs allowed ... As for the garbage this place is only 3 years old so in the beginning you left the can in the breezeway but now they changed it to avoid future issues which makes sense My family and I have no problems here

Kristen Ivey was absolutely wonderful. Her response and actions reflect enormous credit upon herself and the Kirkwood Reserve/Mission Rock Residential Organization.

They require you to move your out door trash bin inside the apartment after it sits in the breezeway all night exposed to flies, gnats, and ants. They have strict times that you are required to bring them in or they fine you 25 dollars per instance. Which means you keep the trash in your house or take it to the dumpster (constantly overflowing well past the wheelchair ramp). You cannot opt out of the unreliable trash valet service that they charge extra for. It has flooded twice. All of this under the NEW management.

Poor management and lack of communication throughout my 2 years at The Reserve at Kirkwood. I was charged ongoing monthly renters insurance fees after submitting my own renters insurance policy at move in, and unjustified move-out fees that were never explained among other issues. Overall, a very disappointing experience.
