Jamás volvería a mudarme aquí .😡😡😡

Extremely Poor Management The management here is completely ineffective. Issues are never resolved, no matter how many times they’re reported. It makes you question what the property manager even comes to work for. The community is poorly maintained — dog waste is everywhere, attracting flies and creating unhealthy conditions. One neighbor’s baby has even gotten sick, and families can’t enjoy their balconies because of the mess. It’s clear that management either doesn’t care or is unwilling to enforce basic rules for pet owners. Based on my experience and what I’ve read from other residents, the biggest problem here is definitely the management.

This place used to be awesome when Keystone Reality managed it. But as soon as PEM and Arrowood Farms took over, it quickly went downhill. The new management team is incredibly unorganized and frequently sends out contradictory flyers to our front doors even though we have a renter portal that never gets used. They recently added fees that aren’t mentioned in our lease, and then they claimed they couldn’t discuss our lease with us because they’re not “attorneys”. Starting to feel like they are just looking for new ways to get our money. On the bright side, I’m sure all these fees are helping pay the maintenance team. They just fly through my backyard on a golf cart and sit in my parking spots smoking blacks. While simultaneously sending out mass emails about non-tobacco smoking policies on premises. I have rats in my attic, and it took three work orders for them to actually call a pest control company. There is no way I am the only unit with rats but i’ve never seen exterminators anywhere else. The first time I put in a work order, the “maintenance man” went into my attic with a screwdriver in his hand, clutching it like a dagger. He said he didn’t see anything. The second work order was marked as completed, but they never even showed up at my house. After calling them and putting in the third work order, the pest control people finally showed up. They spent about three minutes in my attic and said I had multiple rat tunnels. To top it all off, the other day I put in a work order for the weather stripping on my back door. The maintenance guy showed up in the muddiest boots known to man. He left tracks from the front door to the back door and literal mud footprints on my rug. The interior of the unit is pretty nice, but the only drawbacks are the poor paint job on the walls and the fact that I can hear everything through the walls into my neighbors. Just look at the walls wrong and it will leave a mark in the paint. When Arrowood Farms acquired this property, they eliminated the enticing incentives that made it so special and instead began imposing fees whenever possible. Im sincerely hoping they realize this is an odd business plan and I hope they start to make their way back to how things used to be. Don’t see that happening though.

Shady. Don’t move here unless you wanna get notices in your door about additional monthly fees after you sign a lease agreement. Was told wifi came with the unit and was included with the rent but now it’s all of a sudden “they have been forgetting to charge people for it”. I wouldn’t have moved here if I knew after I signed the lease they would make it harder to afford.
