Stay away from this place. For the amount of money you can fine much nicer apartments. Management doesn’t answer the phone, nor return calls or messages. Bugs are horrible. The “gated community” is only for looks as the gate is not working correctly frequently. Non-residence will wait for someone to exit and then enter that way there’s no parking and no one regulates that. trying to find a spot open at the building you live in so that you don’t have to walk with small children or groceries isn’t always A convenience As the non-residence don’t use visitor parking again no one regulates that. I had appliances That were in operable for nearly half of my lease. I called and left messages with maintenance and management never to receive a return call then, at the end of my lease, when this issue was brought up, I was told I’m supposed to fill out a service request for that which, since I was unable to speak with anyone, I had no idea about a service request. I thought by leaving a message on the maintenance phone line that maintenance would get the message. When I moved in, I did not do a walk-through pre-move-in inspection. The manager said “I’m supposed to do this with you, but I haven’t had time so if you see any issues, please let me know“ so I told her about the few minor issues that I saw at the time unbeknownst to me I would be charged for things. I smoke detector was removed and placed in the laundry room. It was like that when I moved in so it was like that when I left I got charged for a new smoke detector that they were too lazy to put back up that was located in the actual apartment. I also got charge for blinds that were never open or closed. I got charged for a pool chain on a fan that was never there when I live there when they called me to tell me about this stuff I refuse to pay which they said their supervisor would reach out to me once they got back in town Still to this Day I have not heard from anyone only to find out they’ve turned me over to collections. These apartments are an absolute dump people throw household items like TVs bedroom, set dressers at the trash, dumpsters part of the siding on the buildings are falling off. They remove trees and left them cut up in the parking lot, blocking multiple parking spots for a week. Parc 1346 is incompetently ran it is a pit in which you throw your money into that those in charge do nothing with but pad their pockets

From the beginning the leasing agent was cold and aloof. I have had miscommunication in the past so I asked a lot of questions from the beginning. It felt like she did not want me to move in. She didn’t seem welcoming and was very straight forward. Not at all excited to have me which is strange in a hospitality industry. I even had to ask her one day if I was bothering her because of her tone with me on the phone. I was told the apartment needed to be cleaned a couple of days before when I asked to do a viewing. She warned me it wasn’t clean but that they were coming that day. Fast forward 3 days on the day I moved in and it still wasn’t clean. No one had touched the apartment therefore it was not “move in ready”. When I expressed some concerns about the condition of the apartment, the maintenance supervisor and the agent I’d been working with downplayed some of the maintenance needed and said that it was an older complex and I was used to a nicer one from where I was moving from. Basically that the condition of the unit would stay the same. The agent kept mentioning the fact that this was a different company than the one I came from and it’s not as new. All that said to me is that Fogelman doesn’t take pride in the work they do or the people they hire. Just because it’s an older complex, doesn’t mean you don’t have to try as hard or do as much. If anything, you do more and try harder because of the competition and keeping up with the newer builds. I understand first hand how challenging customer focused industries are but YOU sign up for that. You can’t get a job being a doctor and then get mad when patients come in needing assistance. Thats asinine behavior and helps NO ONE. Having a bad staff will destroy the integrity of the foundation a company is building on. In the future, please do better.

have been living in this apartment complex for six months, and unfortunately my experience has been very disappointing. Since the day I moved in, I have had ongoing issues with cockroaches and with the air conditioning. The A/C does not cool properly, and despite submitting multiple maintenance requests, nothing has been truly fixed. Each time, maintenance only checks the unit and tells me everything is “fine,” but the problem continues. This situation is unacceptable, especially because I have a pet, a baby, and I am currently pregnant. I should not have to live in these conditions, especially when I pay my rent on time every month and have never caused any issues for the community. Due to the lack of real solutions and the continuing health and safety concerns, I am now seeking legal advice and looking into options to terminate my lease without penalty. This is not the experience any resident should have to go through.

I’ve been complaining about this dishwasher that’s really old and loud and it barely cleans my dishes even with extra pods. He showed me the problem was my pan was covering a weird and inconvenient area of the rack that a sprinkler goes through. I don’t usually put pans in there and still nothing was clean. Even silverware. He’s trying to convince me that this old dishwasher is better than a new one….i know men don’t think women understand much, but I work for an appliance company lol

First things first, if you read about anyone saying something about roaches, it is true! I've lived here for 3 months. But before we moved in, we applied for a specific unit but was automatically switched to another unit due to flooding. However, they did not put us in a unit with the same layout which was one of the reasons we chose a particular unit. They did make sure that the specialty rate was carried over, thank you! This complex is very affordable so I knew there would be some downfalls. So considering the wrong layout, the roaches, and the HVAC's air handler rattling very loudly through the walls, the heat going out twice, and the terrible paint job is what made me give the complex a low rating. On the bright side, they did genuinely apologize for not giving us what we applied for, and the maintenance really does a great job to make their rounds in completing requests. Maintenance alone is a higher rating than the overall complex itself. I will always appreciate effort.
