  The apartment units are lovely and styled beautifully however the quality is not there ie especially of the roofing in these buildings are subpar. I had water stains in this unit when ai moved in that they painted over and was told they repaired the roof then. A week and a half ago came home to leak in the same area but fire alarm was going off since the main leak is coming from that and my animals were absolutely scared out of their minds. The roofers came this second time and supposedly fixed it “again”. Well it is raining again and luckily I am here and now have videos to add to my pictures. For what you pay for these units it is absolutely ridiculous to have these reoccurring issues especially ones that could damage tenant’s belongings, be problematic for mold that fyi was never addressed if there was anything ever assessed for that and as well as cause fires due to leaks being in electrical areas from potential damaged/corroded wires (outlets/fire or smoke alarms). One leak I can see not a problem that happens but three times that I am aware of and who knows if it was more before I came in. Update: roofers came out again and again supposedly fixed it. I had a note on my door to have my neighbor present when entering to see where the leak was since work would not let me off. He was kind enough to stay to ensure my animals were okay but the new video of the fire alarm intact making the lovely noise before it will eventually go off is from today’s fun leak. I guess third time isn’t the charm. Obviously these people don’t understand basic physics and the fundamentals of their job: just cause the ceiling is leaking in these few spots does not mean the leak in the roof is directly above it, it is basic physics that the water will travel to the lowest point/along a line of least resistance aka a beam or simply to the lowest point. My front door already has cracks on top in the front (along where the leak is) so there is definitely some structural issues too. Another fun fact the windows in the building were not installed correctly or to the quality standards to where that the crazy amount of stink bugs don’t come through the center/sides so have fun with those unless you don’t mind stuffing all the holes with paper towels or napkins like myself and my neighbors have too.

  From perusing the website to requesting a tour through to move-in day, I have nothing but good things to say about District at Riverside. Moving can be overwhelming—there's a ton to keep up with!—and District is very good about keeping you in the loop on where everything stands. Nearly everything was done online: application, credit check, status of my application, uploading proof of renter's insurance, etc. Tim always made time to answer every question I had, and that was a BIG help! Move-in day was a piece of cake, and everyone I've met—from the on-site staff to tenants—has been kind and friendly. The apartments are high-end, and I'm extremely surprised how quiet the complex is at night! You don't hear every bang and stomp. District is ridiculously close to everything, and they host all kinds of events every month for residents and pets. So far, so great!

  We’ve been living here for four months and we absolutely love it. The entire property is always clean and smells fresh. The maintenance team responds quickly whenever needed. The community is located right across the river and just steps away from a popular restaurant called Boathouse. The apartments have high-quality finishes and it’s less than a 10-minute drive to downtown. Highly recommended!

  Sara was incredibly professional, knowledgeable, and responsive. She answered all my questions thoroughly, walked me through the application process with patience, and truly made me feel like a valued future resident rather than just another applicant. She went above and beyond to ensure everything was taken care of, from scheduling tours at convenient times to helping coordinate my move-in date. The apartment itself is absolutely beautiful. Modern finishes, spacious layout, and everything was spotless upon move-in. The complex is well-maintained, quiet, and feels very secure. If you’re thinking of moving to The District, I highly recommend it—and definitely ask for Sara Perry. She’s amazing at what she does and made my move-in experience feel personal, efficient, and stress-free!

  Absolutely love this place and the entire staff at District. The property is well taken care of and always clean. I love the activities and events they have every month to bring the community together. The amenities are great here and recommend this property to anyone. Sara is an incredible property manager and goes above and beyond to make sure everyone living here is well taken care of and things are handled in a timely manner.
