    The move in was easy. Any issues that have arrived since have been fixed and a timely manner. The staff is amazing always smiling and keeping residents up to date with the happenings at the complex and around the community.

    This complex was one of the first luxury apartments in Carnes crossing. It was luxury, well maintained, staff was knowledgeable, maintenance issues was addressed immediately then as well. Since selling to the new company there’s been a high turnover with staff every quarter, amenities aren’t accessible most times, pool is shutdown regularly (once per dhec), emergency maintenance is addressed weeks later— if ever, maintenance makes you feel like you’re a bother, office staff aside from the newbies isn’t knowledgeable and will lie unless you have documentation. I’ve been a resident for 2.5 years and pretty much enjoyed it until PEM took over. I had water damage inside the walls and mold in multiple areas. I Informed the leasing agent and maintenance at that time, which was never addressed properly. Maintenance actually said I had water damage but never followed back up. Maintenance also shows up at your door or in your apartment without proper notice for whatever. Apartments (including neighbors) there have a huge gnat issue from the drains. We’ve all complained and that was never addressed. This place is no longer luxury. You can pay less for better with all the new developments in the area. Currently there 20+ empty units, when there was previously full occupancy. Save yourself and your family the headache. The property has gone to trash. Speaking of trash: no communication on when trash will not be picked on scheduled days. Trash dump is overflowing for days, parking lot left with trash and glass until a RESIDENT picks it up. Utterly, disgusted how badly this place has taken a turn. From new owners, staff, maintenance concerns, and new loud obnoxious neighbors. They love to play the blame game but all the staff is aware of our issues and concerns. Staff simply don’t care. Update: I called to speak with office manager as advised below on October 13th at 3:53 pm. The office manager refused to hear any of my complaints and told me not to call the office ever again. Luckily, the calls can be recorded on both ends. Responding to save face and business, when they really don’t care. Currently, running specials for occupancy for the 21 vacant properties will not keep tenants , if there’s no real changes.

    I lived here for 2 years, and I will be honest the first year here was great! But since the new management of the apartment complex took over it has been a horrible experience all the way to the move out process. The constant sore eye of seeing piles of trash outside the dumpter, the pool seemed to have been closed every other week during the summer months, and not much communication from staff members unless you go in person to get something handled. I moved out at the end of July this year and it took a month and a half to get my security deposit back. I had to call August 20th to ask when would I get my deposit and was told that same day that they had just got it in the mail and that I had to come in person to pick it up. I told them that I had left my forwarding address on my 60 day notice to be able to forward that as well as verbally telling them over the phone what address to forward my check since I am no longer in the area and unable to come up and get it. They said they would mail it that night. Fast forward to September 11th, I sent them a message saying that I still haven’t received my refund of my direct deposit. A staff member called me that same evening and said “I’ll be honest I put it in my desk and forgot that I put it in there. I will put it in the mail when get off the phone and you should get it next week.” I told them okay and again verbally confirmed the address that it needed to be forwarded to. I had sent 3 messages to Bellary the following week expressing that I wanted coorporates contact information and was told Thursday evening into Friday morning that the leasing team has let the onsite team know of the delay of my security deposit and they would get me the contact information. I didn’t hear anything till Friday September 19th evening from the property manager telling me that my refund was processed the beginning of august and that I needed to contact the post office to figure out where my check was. Come to find out that I received my refund Saturday September 20 in the morning with a mailing stamp on it of September 19th. So good luck if you want to get your refund of your security deposit back if you need it forwarded bring up wanting coorporates contact info and that should get your check mailed to you.
