If this place looks cheap, well-equipped, and full of “great deals,” run. It’s an absolute nightmare.
During the lease, they constantly hit you with random charges. Trash fees are ridiculous—they’ll claim “violations” and fine you, while also refusing to pick up your trash for all kinds of excuses, then still charge you anyway. Water and wastewater bills are inconsistent and sometimes even double-charged.
Parking is also a nightmare at night—good luck finding a spot.
My lease ended on 5/18, but they still charged a full month’s rent for the last month. They say if you don’t give a 60-day notice, the lease automatically renews. Then they told me the notice fee would be $2,259—completely unreasonable.
I’m also concerned they’ll take money out of the deposit for no clear reason. Anytime you question anything, they just say “it’s in the contract.” The leasing office staff will only tell you the fees are a “manager’s decision” and that they can’t do anything.
It honestly feels like one trap after another—just constant fees and no accountability.
I just applied for residency at this location, and I have to say the whole experience was very smooth. Savannah at the front desk was awesome—she was new, but incredibly helpful, friendly, and knowledgeable.
The application and qualification process was simple and all done online, which made everything quick and convenient.
The complex itself is beautiful. They offer great amenities, including a pool, business center, a large fitness room, and valet trash service. Everything looks well-maintained, and the atmosphere is really inviting.
The apartments are pretty spacious, with a nice-sized balcony that gives you some extra room to relax. There also seems to be plenty of parking available, and you have the option to rent a garage, which is a great bonus.
I’m really excited to move in and looking forward to calling this place home.

I recently had the opportunity to visit Waterleaf at Neely Ferry, and I wanted to share my experience. From the moment I arrived, the property was well-kept, clean, and had a welcoming atmosphere.
What truly stood out was the exceptional customer service provided by Latoya. She was knowledgeable, patient, and took the time to answer all of my questions thoroughly. Latoya made the entire experience feel smooth and stress-free, and she genuinely cared about helping me find the right fit rather than just rushing through the process.
The community itself is quiet, nicely maintained, and gives off a comfortable, home-like feel. If the rest of the team reflects the same level of professionalism and kindness as Latoya, then this is definitely a place worth considering.
Overall, I had a great experience and would highly recommend asking for Latoya if you’re interested in learning more about the property.

i don't usually do reviews BUT I was having trouble looking for the right apartment complex for me until I found out from word of mouth about a place called Waterleaf at Neely Ferry, so I decided to call them up and spoke on the phone with Damiah (one of the leasing agents) and had such a great experience. The property sounded SO beautiful with modern layouts and great amenities, but what really stood out was Damiah. She was incredibly professional, knowledgeable about every detail, and her communication was top-notch from start to finish. She was also genuinely kind and enthusiastic about her job, which made the whole process feel easy and welcoming. Definitely one of the best leasing experiences I’ve had!

I had a great experience touring this property. The place itself is well-maintained, clean, and has a really welcoming feel to it. You can tell management takes pride in keeping everything in good condition.
Toya was especially amazing throughout the process. She was professional, patient, and very knowledgeable. She took the time to answer all my questions, made sure I felt comfortable, and really went above and beyond to make the tour smooth and informative. Her friendly attitude made a big difference and honestly made the whole experience even better.
If you’re considering this property, I definitely recommend checking it out—and if you get Toya, you’re in great hands!
