    If you want subpar work with endless gaslighting. Choose Toll Brothers over the other two builders.

    Clubhouse is not open to the homeowners unless they pay almost $1500. Not to mention the fees to plant flowers cost more than the flowers $75. If you want to plant more flowers because you forgot or missed, there goes another $75. The POA is a scam stay away. Neighbors are awesome though

    It’s very difficult to leave this review, because we had several negative interactions with Toll Brothers representatives on site. But we’ve also had excellent service from Emily who works in the model home and Jordan who is our home warranty (in the field) contact. The initial issues came when we were deciding on purchasing our home. We were told we had to close by the end of the month in order to lock in our low interest rate. We gave them our deposit and signed the contract the day after I realized that are two car driveway had a one car entryway from the street. This makes it difficult to put two cars on the driveway and to enter an exit the driveway. Honestly, this would’ve been a dealbreaker if I had seen it, or noticed it a few times we looked at the home. Apparently, this is a decision that was made by the developers, who I believe is the Jackson group. If your garage faces the main street from the front of your house, then you have a one car driveway regardless of whether or not you have a two car garage. If your garage is a detached rear entry garage, then you have a two car driveway. Being that we had already signed the contract, we could not back out. So we jumped through hoops to close on our home by the end of the month to lock in the lower interest rate. There were then told we could not close by the end of the month and thought it would be several days after the end of the month before we could close. We ended up staying in a hotel for a couple of weeks, which was very costly. We took this up With Toll Brothers corporate, and received very little in compensation for what we had to pay for our hotel bills. I was called a LIAR and told that I was never told that we had to close by the end of the month. You can imagine how this made me feel. My daughter, her boyfriend and my Realtor were all present when I was told we had to close by the end of the month in order to receive the low interest rate. Corporate sided with the individual in the model home, and believed his account over my own. Anyone who knows me will tell you that I am honest to a fault. We never received a copy of the HOA documents at closing, and still have not received a copy of our HOA. We were told to download the HOA guidelines from our email. We were given the wrong garbage collection company name from Toll Brothers and paid $300 out of pocket before finally getting it taken care of from the HOA. Initially, we were told that we could kayak paddleboard, and fish in the main lake which was a deciding factor in purchasing our home. Now there are posted signs around the lake that say no fishing or boating by order of the Sayebrook HOA. Since we never received a copy of the HOA, we did not know that we would have pay $75 fee and submit a detailed diagram for every minute change we wanted to do in our yard or on the outside of our home, regardless of whether it was something that already acceptable in the HOA. For example, if we want to plant a tree in our yard we have to pay the $75, submit a diagram of where we are going to place the tree and let them know what kind of tree it is. Then it takes up to 30 days for their response. This is ridiculous. Right now (and ever since we moved in) rain comes off of the roof in front of the house and falls directly into a flower bed causing the mulch to flow out of the flower bed onto the driveway and into our grass. In order to address the waterfall issue, we have to submit a diagram of the proposed rain gutters pay the $75 and wait up to 30 days for approval. We’d also like to put edging around the flowerbeds to prevent the mulch from flowing into the yard. You can combine both requests on one document providing you know that’s the change you want to make at the time. If you didn’t know you needed the edging, you’d pay the $75 at another time. We were told the pool would be finished by September and that we would have a beautiful clubhouse for our use. We only recently found out that we have to pay a nonrefundable $350 fine to use the clubhouse as well as a $1000 refundable deposit.
