I have had a few interactions with our new property managers Kia, Jess and today I had my first interaction with Stephanie. I was having trouble logging into the portal in order to review my new lease options. Stephanie was able to help effectively assist me with my issue and got everything sorted out. She was not only professional, but very sweet and personable. It is really nice to property managers who are not only professional, but friendly, and make you feel at home. And being a property manager myself, I definitely appreciate it even more. You should definitely give all of them a raise!!

Writing this review a bit late, but wanted to add to the negative reviews to warn against prospective renters. Under no circumstances is living at The Cooper worth the cost of your rent. If you enjoy having hospital bills for mold illness piling up (because yes, I had 3 ER visits in the 3 months that I lived there before I got out of my lease), then by all means, suit yourself.
The management team under Audubon was absolutely horrendous, all the way up to the RVP. I had to put in multiple reports to the BBB after they agreed to refund me a pro-rated rent and then didn’t pay it. I received it in like October or November 2025. I moved out beginning of July 2025.
I understand there is new management now, but unless they knock these buildings down, you’re going to get sick. My roommate and I were constantly sick. My throat closed one of the times and I ended up in anaphylactic shock. Turns out I have a severe mold allergy after testing for everything that I consumed that day before we did the environmental trial! I woke up every single morning with a sore throat. My roommate and I often had bloody throats and bloody noses. I got tested for strep and mono numerous times. Every doctor I saw couldn’t figure out what was wrong with me, until we finally checked the vents and started to put 2 and 2 together that the brown spots on the ceiling weren’t just dirty.
There was mold in all of our vents, even on our walls. Maintenance just wiped it off the walls with a spray and did nothing to address the issue of the mold. It is literally the entire complex from my understanding, as when I was going to bat with property management daily over it, I spoke with previous residents who had the same issue and were sick because of their unit being covered in mold. All of which had horrendous experiences with Bryan and Karyn at Audubon as well when they addressed the issue.
I’d attach photos if I could, but all of my documentation was taken via video, as the shutters on the vents made it nearly impossible to take clear photos. It was on the living room ceilings (looked like brown spots on the popcorn ceilings), in the vents, and on the walls.
I lived in 317-5 for reference.
Only writing this because I am sick of seeing people post on Facebook groups, excited about this place after they toured it. Living at The Cooper caused me to deplete my PTO due to sick days, piled up over $3000 worth of medical bills (AFTER MEETING MY DEDUCTIBLE!), and the complex is a literal garbage pit. Don’t be fooled. Unless they knock these buildings down and rebuild entirely, don’t risk your health. Prolonged mold exposure affects your quality of life substantially and even worse, took me months to get back to normal even after moving out.
Save yourself. Sorry to the new property management company, this was a horrible business transaction for y’all.

I am a tenant at The Cooper, and I have to say the manager is absolutely AMAZING! She makes sure all of my needs are met, keeps everything organized and running smoothly, and has the best attitude I’ve ever experienced from a property manager. It truly makes living here a great experience. I really appreciate her professionalism, responsiveness, and positive energy!
