When we moved in, the apartment had not been cleaned and I counted 43 dead bugs on the floor of the living room alone. The place was filled with mold and was kept way too humid; I estimate we lost around $2,000 of damage to our belongings from mold and mildew. We kept the place in as pristine condition as we could, but the bugs, mildew, and mold were a problem our entire two year stay. When we moved out, they charged us over a $1000 in damages and would not cite why. (When we moved out, we left it in significantly cleaner and better shape than when we moved in). Throughout our stay, our water was frequently cut off for "maintenance reasons," and no matter what type of emergency you had, maintenance could not be counted on. Even during regular business hours, the office was rarely open. Do not move here.

There has been major turnover in office management and none of them have been helpful. One example of problems with management is that she didn’t tell me how much my money order needed to be before I left my state with my bank. She told me that I could pay with a card with around a $10 fee. When I got there and she went to run up my deposit and rent and stuff the fee was going to be around $100. Instead of waiving the fee she had me venmo her personal venmo account because she didn’t want to admit her mistake to upper management by asking for approval to waive the fee. So uncomfortable and unprofessional!
They also got a new maintenance guy who doesn’t know how to fix anything! After some bad experiences with him we told the office that we didn’t want him in our apartment without us being there. The next day he came in while we weren’t home to work on something and then left our door wide open! It was wide open for hours with no one home! When we notified the office management, they expressed that they were sorry that he came in when he was told not to, but didn’t respond to our door being left open. I have installed a doorbell camera to protect myself from stuff like this since. The management is so impossible to work with. Go somewhere else!
Update:
After corperate saw my review they called me to get the full story. They were so validating and horrified for me that this had been my experience and wished that I had called them while this was all happening. I didn't know that calling corperate would change anything but they are great! If anyone living here is having problems with office management I encourage you to call corperate with your problems! They were very helpful!

Got off work tonight to day 2 of no hot water. The maintenance request I put in for no hot water - In Winter - was ignored and the emergency phone number will only let you leave a voicemail at the office which is obviously closed. The "hot" water is now running brown.
Water is constantly being shut off for "emergencies". Photo attached of all the "water emergency" emails they've sent - and these are just the ones I still had in my inbox that I didn't delete. I still couldn't capture them all in a single screenshot.
This is supposed to be a smoke free community but every other unit is occupied by a cigarette smoker so prepare to be hotboxed daily. If you're a cigarette smoker - welcome! This is the place for you. There are insects that pest control cannot get rid off. You'll open the dish washer after doing a load of dishes to find roaches running around in there.
This doesn't even capture the full nightmare that this place has been. Constantly changing owners and staff, forcing residents to either move out last minute or into the "renovated" apartments (please see an earlier review of a former employee who referred to it as putting lipstick on a pig - it's a great review) after being assured that it would only be an option - not a requirement. Told at the last minute that to move into a renovated apartment you had to re-pay your deposit and then have your old deposit credited back to you in rent a month later.
Offered a 2 bedroom for less than a 1 bedroom only to get violently sick after just one night in the new building because of all the cigarette smoke soaked into walls and coming through the vents. They had to do an ozone treatment in the "new" apartment. I spent more in air purifiers and hepa filters than I was saving in rent. What's sad is that at some point I think I actually got used to the smoke.
Just shenanigan after shenanigan and for what? .
Handing in my notice to vacate tomorrow along with the ridiculous February rent. Let's be real here. Rent isn't cheap anywhere anymore. If you're looking at this place it was because it's cheaper than other places, but not by much. You might as well cough up (no pun intended but you will be coughing if you move here) a little more and live somewhere with running water.

I experienced ongoing issues throughout my residency at Planters Trace that were not adequately addressed. My clothing rack fell twice due to installation issues, and I had to personally ask for it to be secured into studs. The ceiling had an unpatched leak stain and cracks, and my tub repeatedly clogged. I was advised to “just scoop the water down the drain,” which did not fully prevent rust. Near move-out, the drain stopper that was caulked on came off, and I noticed what looked like possible paint in the drain.
I also had HVAC problems. My bedroom wouldn’t cool, the coils were dirty, water was dripping, and the filter was soaked, but I was told this was “normal,” even though a sticker on the unit said it needed cleaning if this occurred. After maintenance said the coils were cleaned, they still looked the same. About a month later, my camera recorded smoke coming from the unit, and I had to call 911 when the office did not respond promptly. They did not contact me until I emailed stating I wanted to break my lease.
Throughout my time here, I felt my concerns were not taken seriously. Even when I provided clear evidence of problems, follow-up was slow or nonexistent. Based on my experience, I would not recommend living here.
