    There's a reason this complex is so cheap... management doesn't care about you after you sign the final paper. noisy neighbors? good luck having management do anything about it... want to go swimming in a clean pool? nope not at this complex, tons and tons of dead bugs. algae, sand/dirt at the bottom of the pool. your ac goes out. expect to not have AC for 2-4 days during the hot months. the grounds crew is on point. they get stuff done right. the grounds crew has said even the management is a pain in the butt. BUGSSSSS. there are always a TONNN of roaches and/or ants... they spray but it doesn't do anything. almost everyone that i have talked to says this complex is the WORST... why are they still there. because its the cheapest complex around. AGAIN CHEAP FOR A REASON!!!!!! there have been 3 major fires since i have lived at the complex (2 years) you use a wheel chair to get around? forget it. some of the cracks and rises on the sidewalks is insane. bottom floor residents... be prepared for major flooding. if you want to live uncomfortably this is the place. if you want to come home from a long day of working and sleep without any disturbance this is NOT the place. if you don't mind terrible management, having to worry about roaches, nosy neighbors, lousy pool maintenance. terrible sidewalks/landscaping, mold in the airduct systems, leaky walls/roofs. this is the place for you! good luck to future residents!!

    Staff is friendly, the apartments aren’t dirty or in bad shape. Living on first floor is difficult with the amount of walking noise you hear from your second floor neighbors, like really bad. Hard to get any sleep most nights.

    I moved out of the palms 9 months in to my 12 month lease. After the first month, I had bugs constantly crawling out of my drain. The manager told me they were baby palmetto bugs and to pour bleach down the drain (not good for the pipes). They did send pest control out to spray and inspect rather quickly (which I appreciated so much) but it kept happening. Keep in mind they only come in to spray your apartment every three months - he had come in to spray 6/7 times in the 9 months I lived there. Flash forward to May, we discover after fixing a leak and laying some glue traps that they are termites. They tell me not to worry and that it’s swarm season but I had seen them since the first month I moved in. I love the people who work here and they do genuinely care to help as much as possible but I don’t think they believed me when I told them they had been there that long. People have to remember these are super old buildings and updating old buildings is not the office’s call - it’s the management/owners of the property. And when people are moving into these super cheap buildings because of the cheap rent, they see no reason to update when there’s high demand. I never had a problem with anyone who works at the property - Evelyn, Karolina, Mike, and Riley (and his mom big shoutout to her) are reliable, helpful, and quick to respond to any problem you have. KEEP IN MIND - this is a smoking allowed complex. So there were several moments, before my downstairs neighbors moved out, where it smelled like a straight pack of Camels in my bedroom in the middle of the night while laying in my bed. And before my next door neighbor moved out, he stunk up my entire kitchen with cigs too. I’m not sure what was in the air here but my cat and I could never breathe very well, even after those neighbors moved. I had a air purifier constantly running which helped a little but something was up. If you don’t live upstairs, prepare for the extra loudest living experience of your life. The floors and walls are paper thin. I lived in a corner apartment in the show building and still had to call and make noise complaints about people who didn’t even live under or beside me. The location is great - occasional gunshots outside but that never bothered me. The food around is great and you’re close to downtown. The location was amazing and the staff is awesome, but it felt like I was living in a house with thin walls. You can literally hear a pen drop in your neighbors apartment and that is not an exaggeration. And yes the comment about people with aggressive dogs that aren’t technically supposed to be there was true in my old building as well. Overall, I think I had a mostly positive experience here but I would only ever suggest this place for short term living. 6 months or less if possible lol and if your animals have somewhere to stay in the meantime, I would definitely spare them the health concerns. Thankfully the buyout fee wasn’t terrible and I was in a good place to get out while it was tough. Hope this helps someone decide on living here!

    I had nothing but an expectional experience getting moved in. Sandy, at the office, was incredibly kind and so helpful. I don't have amazing credit but she made sure what I needed was done and took every phone call when I had a question. The rental market is tough in Charleston so a clean, safe area, most importantly AFFORDABLE place to rent is hard to across. Sandy and her team were helpful, friendly, thorough. My apartment was so clean and ready to move in. I usually have to clean even after a place has been prepped but not this time. Could not find one thing that had to be clean to my standards which are high. I cannot thank the team enough and Sandy especially. As for the grounds? It is an older apartment complex but they keep it up wonderful. The pool is as large as it looks in the pics. My AC runs great. The neighbor is so quiet. I hardly ever hear my neighbors.
