I owned a 6-unit multifamily in Woonsocket, RI managed by Stonelink for roughly a year. I came in as a first-time owner of this property, hoping for a true management partner. What I got was a company that consistently prioritized their own revenue over my outcomes.
Turnover costs escalated with no transparency. Unit turnovers went from reasonable to thousands of dollars per unit, with scopes that bundled cosmetic upgrades alongside genuine repairs — all labeled "code compliance" — without itemized justification or legal citations when I asked for them. When I pushed back, items were quietly removed, which tells you everything about whether they were actually required. The pattern repeated across multiple units.
They charge for every visit, no matter how trivial. Resetting a tripped breaker? Billed. Picking up space heaters? Billed. Creating a scope of work? Billed — sometimes twice across billing cycles for the same job number. These nickel-and-dime charges add up fast and are buried in vague line items.
Their in-house technicians did faulty work that required return visits. Repairs that should've been done right the first time led to follow-up calls, more billed labor, and continued tenant complaints. The conflict of interest of using their own maintenance staff — where every visit is a revenue event — was never disclosed upfront.
The "code compliance" framing was a consistent pressure tactic. They would present optional or cosmetic work as if it were legally mandated, relying on owner uncertainty about RI housing code to get approval. When I asked for specific legal citations, the conversation always shifted.
Communication was reactive and unclear. I had to escalate repeatedly to get straight answers. Scope reports mixed required repairs with discretionary recommendations without distinguishing between them — something they acknowledged was a problem only after I raised it multiple times.
If you're a large portfolio owner who doesn't look closely at line items, you might not notice. If you're a small multifamily owner trying to protect your cash flow and actually understand where your money is going, Stonelink will be a constant source of friction and disputed charges. I eventually switched managers and the experience has been markedly different.

I knew that when I first seen a location from this management company, I would be pleased. Their units stood out tremendously. I have to say, this being my first apartment, I’ve never been so comfortable and informed. Frank and Anna were so welcoming and ready to ensure I was up to to date with all leasing and utilities matters, any concerns I had, and with moving resources. They communicated every step of the way, & worked with me from start to finish. I’m so excited for my new journey, and very excited for my journey with Stonelink. Thank you all for everything!

This company is horrible. I’m still renting from them and I would not recommend them to anyone. The ratings honestly feel fake because my experience has been the complete opposite.
They charged me $78 plus late fees for a maintenance issue that I was never supposed to be responsible for paying, because it had already been resolved. Even after communicating with them multiple times, nothing has been fixed and they continue adding fees.
On top of already paying thousands of dollars in rent, being charged extra for something that isn’t even my responsibility is extremely frustrating. Their communication is terrible and dealing with them has been one of the most annoying experiences I’ve had while renting.
Please think twice before renting with this company. In my experience, they will just keep adding charges and running up your money.
