I have lived here for about two months, and can honestly say I can’t wait to move out. Starting with the good stuff, the views and sunrises it gets are amazing and the gym is better than a lot of other apartment complex gyms. Also the clubhouse (when it’s not absolutely trashed) is pretty nice and a good study spot. Now for the bad stuff there is always trash around the place. I can understand if the wind takes it, but when it’s there for a week is crazy. While that part is bad what makes me want to move out more is the abysmal WiFi connection. I can understand not having the entire complex at GB internet, but what is unacceptable is 100-150KB speeds as it actively hinders my work. I’ve tried to be reasonable by emailing/put in work orders, but not only do they ignore them and “complete” the work order without ever coming to the house, but also have the gumption to ask me 5-6 times a week if I want to re-lease. I spent a lot of time last year here with my friends and was super excited, but living here has been an absolute disappointment

I moved into my place in the 20th of August, yet they still charge us the full month's rate. Luckily my unit was clean when I moved in, but there were many things wrong with the apartment. The floors are lifting up, my towel and toilet paper holders fall off the wall with the slightest touch, my sink sprays water all over the counter, the wifi goes in and out all the time, the kitchen island looks like a dogs been nabbing at it, and the fridge has these non-cleanable brown smears all over it. Maintenance takes a while to finally come by your apartment. My roommate's fan was broken and it took them 3 weeks to come by.
The property itself was disgusting. The first couples of months with trash EVERYWHERE!!! It was so bad because the dumpsters were overflowing and the wind blew it everywhere. We still have trash all over our backyard because they haven't come to clean it up. The clubhouse is dirty, with trash and dirty tables throughout the building all the time.
The rate stated IS NOT THE RATE YOU PAY! They tackle on so many additional fees - electric, "rent plus", "master fee" and amenities. Don't ask me what rent plus or master fee is because I do not know. Why am I paying an amenities fee when the coffee machines are out half the time, the printer has been out of commission the past 3 months, the basketball court is blocked off every other week, the hot tubs are not even hot, the sauna and tanning areas are often locked, and there is just filth everywhere???
Next year they are increasing the rent by SEVENTY DOLLARS A MONTH! Which is absolutely RIDICULOUS! I am not renewing my lease because that price is not worth it - even the price im paying now is not worth it.
The only pros to the space:
-private, large rooms with bathroom and walk-in closet
-one of the first stops for the CATA bus so you always get a seat on the way to campus.
-furnished with a TV
Overall, this property is greedy and takes advantage of students. Off my 4 bedroom unit alone, they make a minimum of $3,600/month. There are over 200 units - do the math. For how much money they make, they do not care about quality, speed, or cleanliness.

I have currently been living at the yards for two years and can honestly say it has been an amazing experience! The clubhouse is super nice with lots of seating and fun vibes to it. The parties that they throw are great and nice place to socialize. Would totally recommend living here to anybody!

Best place to live at in state college especially if you like a quiet life. Houses are modern and nice. Highly recommend. The clubhouse is also really nice with a 24/7 gym, massage chairs, and pool tables etc.

I have been living at this place for over 3 months now and I’m not happy with how it’s been going. To begin, there is no way my apartment was cleaned. My roommates closet reeked of cat pee, which was finally replaced after about a month of demanding it. She was also promised some money for rent for the hazardous smell of it and has still never received it. My other roommate had burns in her carpet (almost like cigarette burns), our downstairs bathroom was leaking out of the floor boards (when we weren’t even using it) (had to shut off the water for it). Waited over 2 weeks for that to be fixed and it still just looks like complete crap. Maintenance crew are all very kind when they come to fix it but they just need a better system or more workers. My apartment was also right by the garbage area which was OVERFLOWED for over 3 weeks. There was glass everywhere, I was scared to even park my car near it. We also have a broken drawer in our island that has been broken since move in and they just now came to repair it 3 months later. We also have been missing our coffee table since move in, although this is a small thing we are paying a crazy amount to even live here at this point. We should have everything we were promised. And now the mail room! At this point I would much rather my mail be delivered to our apartment. I can understand why there is a mailroom but I don’t even get my package the day it’s delivered or even the day after it’s delivered. We have also been having trouble with our door locking. When I leave in the morning for my job the door will not lock half the time. Along with this, we had to get our batteries replaced for our door to unlock, but as soon as we went to the office someone came right over to solve that issue. (But what if this was late at night? I feel like these should be replaced after new tenants move in)There are remotes in every bedroom but they all needed new batteries (which we had to pay for) because maintenance doesn’t work on the weekends. When we got our monthly rent, we were surprised with the amount of the amenity fee along with the ‘monthly master policy premium dues’. I don’t even use the amenities because I have heard that they are disgusting and the hot tubs and tanning booths don’t even work. The pool is literally closed more than half the year as well. I shouldn’t be charged $25 for things I don’t even use. And the monthly master policy premium dues’, I don’t even know what this is or why I’m being charged $15 for it?? Definitely nothing worth it, I’ll say that much. I’m never the type to complain but this is just crazy and I am paying so much for everything.
