  we need to start placing legal restrictions at this point on what you can and cannot call a gym because there is no real gym in these apartments. the laundry machines frequently do not work and are often too dirty for use with people's scraps or bedding beads lying in the bottom of machines that do not get cleaned for days. somehow the hallways always smell like trash (literally and sometimes figuratively) at all times of the day and it's nauseating. the apartment ceiling is slowly cracking and the bathroom fans do not work whatsoever. if you really can't afford anything better then it's not the end of the world but if you can, you're not going to want to rent here. the display apartment isn't reflective of the actual apartments at all and everything (including the grime) has been landlord special-ed. i'm so excited to move out and to somewhere where the building common areas are cleaned more often or at all.

  This is one of the most affordable options for a 1 bedroom 1 bath in state college. It's also one of the few pet friendly options. Compared to the old management, they have been very responsive with maintenance and other situations. It is also nice that the utilities are a flat rate, and a bus pass is included. I like not having to worry that my electricity bill will go up with heating costs or air conditioning in the summer. Even though some cosmetic things are outdated in the building it is comfortable. The heat and AC does not have a traditional thermostat but you can turn it off and on as needed to maintain the temperature you want.

  Pretty solid apartment, the rent is cheap and the location is just far enough away and quiet. It comes with the bus pass so getting to campus is easy. When we first got our apartment there were lots of broken things that are mostly fixed through maintenance, but sometimes the quick fixes need to be addressed multiple times

  Renter beware: my son and his roommates moved into an apartment that was obviously not cleaned or serviced between tenants. This was noted via photos as well as noted in the 'move-in' form. Well, okay, you get what you pay for and it's only for a year. When he moved out, he was charged $212 for cleaning. Well, okay except that his security deposit covered that. They neglected to refund his deposit and still charged him. Even IF he left a dirty apt, he would still be owed money from the deposit. What did they do? After 4+ months of verifying these facts, they are threatening to turn this over to collections. Can we afford to pay the $212? Of course. It the principal, at this point. I have called every number I can find and have to yet speak to someone. We have the email chain about this. We have photos. We have the email chain of service requests that were left unanswered, etc. These apts. are owned by a CO-based corp. called 'Cardinal Group.' After talking to a few others, this seems to be their business model. Again, it's not the $200, it's the principal. A lot of these kids leave with sizable student dept just for this corporation to prey on them. Most will just pay or "write off" their deposit. Guess what... (Note on the photo: it shows a $0 deposit. Obviously, no rental requires no deposit)
