    Over 50% increase in rent in less than 6 years. They will gouge you on rent with each lease renewal. The office staff are nice and maintenance is quick, but none of that makes up for the insane rent increases. They definitely don’t care about trying to keep tenants. I would have moved away from this place earlier if I could have afforded it at the time. Now I’m living in a place 3 times the size for almost the same cost. Seven Fields could have had me as a loyal tenant for at least another 5 years. Communication is also poor and the move out process was difficult.

    I can't stress enough my advice to stay away from this property. The ownership group AR Building has an F rating from the BBB and is uncredited, and after living here for 6 years I know why. There are zero options to communicate with ownership about any issues you have as a resident, so you are limited to dealing with the rude and miserable management staff at the office. Our rent saw an increase of 10%-20% at the end of every lease term. And I understand that's what the market is doing but what we were getting compared to other townhomes in the area was not up to market standards for the same price. Same old fixtures, appliances, countertops, etc as other townhomes in the neighborhood were upgraded to laminate flooring and everything else after tenants vacated. When we moved out they charged us $500 for carpet cleaning. We had lived there since 2019...why am I being charged $500 to clean carpet they are going to rip out anyways?! When I questioned the management office about the charge, she asked "why am I arming myself?" Arming myself? I am simply asking why I'm being shaken down for $500 when I know they will be ripping up the carpet and updating the unit just like all the ones around me were upon tenants exiting. Also, tenant law in PA states that while there is no specific law that dictates when a landlord must replace carpet; the general guideline that judges often apply is a 5-year straight-line depreciation. This means the carpet depreciates by 20% each year, reaching zero value after 5 years. Therefore, if the carpet was at least 5 years old when you vacated the property, the landlord cannot charge you for it. We were there 6 years. Ownership would also change the rules on a whim; like last summer when they banned gas grills. The staff in the management office even leave 5-star Google reviews to try and raise their abysmal average rating! On top of the rent there is also a required monthly charge of $220 they call an ancillary fee. This fee is not optional and includes some BS low-grade basic cable/internet package with Armstrong. The internet service was so bad that I had to upgrade and pay another $90 per month for faster wifi and extra channels that we actually watch. The only reason I left one star is because A. you have to, and B. the maintenance staff was wonderful. They were professional, polite, prompt, and they work extremely hard. The one bright spot we encountered amongst 6 years of misery.
