Do yourself a favor and DO NOT MOVE to The Garden.
My daughter currently lives here, and I visit often. Over time, I’ve watched the quality of this property go down significantly. At this point, management is basically nonexistent.
- Emails to the property manager go unanswered.
- Calls to the emergency maintenance line are ignored—even in urgent situations like after-hours lockouts.
- Packages are frequently left outside and are sometimes stolen.
- After heavy snow, sidewalks may go several days without being plowed or salted.
- Customers from the Mayfly market are allowed into the supposedly “private” resident courtyard and regularly use the space. It does not seem safe to have random strangers hanging out in the courtyard.
- The only time management communicates with residents is to announce yet another service they’re discontinuing. For example, they stopped replacing smoke detector batteries. Supplying the battery isn't the problem, but the fact that apparently all residents are now expected to buy ladders just to reach the smoke detectors.
- Maintenance requests are not completed in a timely manner, even essential appliances like washing machines.
Also, don’t trust the reviews posted on their website. Negative reviews are filtered out and never get published. The majority of the 5-star Google reviews are from 1-2 years ago when the better management team was around.
I wish I could give them 0 stars. We cannot wait until the lease is up so my daughter can move out. Good riddance to The Garden.
My cousin lived there and said after the management changed things went downhill very quickly. The place was no longer clean and simple concerns were not responded to by management. This is unfortunate as the apartment complex has great potential and there is a lot to do in the neighborhood. However, based on her very negative interactions with management and their failure to show any courtesy or response I would definitely not recommend this place.

Listen, I need to defend the neighborhood a little. I’ve been living in the Morten House for two years with my partner. I am a young woman, I work weird hours (often home at 11pm). I walk everywhere at all hours of the day and I have never once felt unsafe.
I LOVE this neighborhood. I love that there are two coffee shops within walking distance and a library. I love the proximity to PNC Park and Heinz Field. I love that Allegheny Commons is across the street and hosts so many events, including an awesome farmers market in the Summer/Fall. There are so many breweries, Randyland, The Mattress Factory, National Aviary, Children’s Museum… I literally can’t say enough good things about the charm of the Mexican War Streets and its hidden gems! Plus if you take the bus, the station is right across the street.
As for the Morten House specifically - we love our apartment. We love that we don’t walk directly into the kitchen, we love the size of our closets and the amount of storage space we have. Maintenance has been good to us thus far, and while I know that sometimes management can be difficult to get a hold of, and yes, sometimes the key card for the parking garage doesn’t work (street parking is usually easy to come by on Federal street at night), and the gym is so small and sometimes doesn’t have wipes, I truly love living in the Morten House.

I absolutely would NOT recommend the Residencies at the Garden. I have had significant issues with management, especially since the new manager, Ashley Malec, took over about a year ago.
The Pros - within walking distance to AGH
The Cons - everything else
* HORRIBLE management. Ashley Malec does not respond to emails and is rarely in the office to speak in person. The previous manager would respond within hours, and she definitely cared about addressing the many, many issues with my apartment.
* Maintenance is incompetent. I have had several issues with this “remodeled” apartment, and they either don’t get fixed within a timely manner or don’t get fixed properly. My sink had a massive clog right after I moved in, my washing machine broke and did not get fixed for two weeks, my A/C went out during a summertime heatwave, and I frequently find slimy bugs in my shower due to poorly sealed tile. See attached photos.
* The previous management team was very professional, courteous, and responsive to my emails. They even allowed me to temporarily use a washing machine in a vacant unit while mine was broken. However, when I had washer issues with Ashley, I had to send multiple emails to get a response/update, and I ended up paying to wash at a laundromat.
* Dirty common areas. With the new management, I have noticed that the common areas are quite disgusting, and it seems that there is no longer a cleaning crew that comes on a regular basis. The carpets don’t get vacuumed, the floors have track marks, there are tumbles of dog hair on the stairwells, the dog potty stations don’t get restocked for months, etc. Additionally, the fitness center used to always have sanitary wipes readily available. Ashley never restocks the wipes despite multiple emails over the past few months from other residents and myself.
* Sidewalks are not cleared promptly in wintertime, so walking through dirty snow and/or ice is unavoidable.
* Noise. I thought having an older, “remodeled” apartment would be good with noise. Nope. I hear my neighbor’s music and loud talkers who sound like they are physically in my apartment. I also live in an apartment facing the courtyard and garbage area. The garbage people come at the most awkward times (12AM-2AM on Tuesdays) and frequently disturb me with all the banging around.
* The parking garage and trash dump are not attached to the building.
* Rats! I frequently spot rats out in the courtyard (both dead and alive), which is annoying because my dog is intrigued and tries to eat them.
If you want to live in a place where the amenities you pay for are actually honored, and the property manager is responsive, do not move to The Garden.
Update. I would give this place negative 500 stars. I had an emergency, called the emergency line, and I got no response! I'm livid!!!!!! They are completely unreliable and do not care about their tenants. The regional manager reached out to me regarding the incident, but did absolutely nothing but give me an "I understand your frustrations." YOU CANNOT POSSIBLY UNDERSTAND MY FRUSTRATIONS.
Also, do not believe the lies on their webpage. They block negative reviews from being posted!
Update. Now that the Mayfly is open, the "private" courtyard is no longer private at all. I wanted to take my dog in there, but a couple had their children running all over the place while they enjoyed their meal from the Mayfly. What the heck? We pay to have this courtyard for residents and pets, but we have to share it with customers of the Mayfly????? This is ridiculous!

I was considering looking into moving there but was appalled by the neighborhood and no way would I feel safe. I also talked with several people living there and they weren't very encouraging either.
