I am writing this review to warn others about our experience with Hamilton Place Apartments.
During the application process, we were told that our income did not meet the requirements. However, instead of issuing a formal denial, we were informed that we could only move forward if we paid six months of rent in advance. When we declined this condition, the process was effectively halted.
We were then told that if we canceled the application, the application fee would not be refunded, but if the application was denied, the fee would be refunded. Despite this, no formal denial was ever issued, and no refund has been processed, even after waiting more than 15 days. We received no email updates or communication during this time.
We visited the leasing office in person to request clarification and were told that “nothing could be done” and that contacting accounting was refused. Due to the lack of resolution, law enforcement was contacted. After hearing both sides, the responding officer stated that our position was valid and advised us to pursue the matter through civil rights / civil channels, as this is a civil issue.
Throughout this process, we experienced poor communication, inconsistent policies, and unprofessional handling of our application. I strongly encourage anyone considering applying here to be extremely cautious about application fees, denial vs. cancellation policies, and refund procedures.

Reona was incredibly accommodating and welcoming throughout the moving and leasing process. We’ve lived here for just over a month now and are really enjoying it. Our unit is beautiful and looks exactly like the one we toured — which hasn’t always been the case at other places we’ve lived. We haven’t noticed any unusual noise beyond typical apartment sounds. The property feels safe, clean, and very well-lit at night, and every resident we’ve met has been friendly. Overall, we’re really happy here and would definitely recommend Hamilton Place.
Upon move-in, I found that my couch could not be brought through the apartment door due to the building corridors being too narrow, unable to turn it enough to get into the apartment. Then I found out that this is a known issue. If this was a known issue I should have been advised of this. All it would have taken was one sentence "I advise you to measure your furniture because some people have had issues due to the narrow hallways." This is not an oversized couch. Ridiculous for a 5-year-old building. Also be advised - to terminate your lease early it's not only a 2-month rent penalty, but also an ASTOUNDING $6,000 penalty IN ADDITION to that. And be aware that this management company's BBB rating is F. And they are not BBB accredited. Got to love their response below - trust me when I say that is ALL for show - THERE IS NO WAY TO CONTACT THIS MANAGEMENT COMPANY BY PHONE OR EMAIL. All communication must go through their on-site person here, who does not respond to emails, I can prove that, and they are NOT permitted to provide contact information for the management company, which is listed as the landlord. No response whatsoever to my BBB complaint (well they are rated F after all so that's no surprise). Their response below that they want to discuss it is ALL FOR SHOW. Please don't be fooled by that response. They have had AMPLE opportunity since they posted that response to contact ME since they are so anxious to discuss this lol, but they have not done so (shocker). I urge everyone who reads this to be an educated consumer, be smarter than I was, you are advised to read the BBB reviews before signing on. You are advised to check with the Attorney General's office for any history of complaints. Oh, and another added bonus - walls and ceilings are PAPER thin. Every day I hear EVERY step that the people above me take. I hear the person in the next apartment when they talk on the phone. There is MUCH better out there, do your reseach. At the very least please check the BBB rating of the management company before you sign a lease for any apartment.

I signed a year and a half lease and had to move out 9 months in due to an emergency. I gave a two month notice and left the place better than I found it, and still had to pay $5,000 to break the lease. I understand these are terms you agree to upon singing your lease but I’m mentioning it right now just incase you overlook it like I did! If you’re even 1 minute late on your rent, there is an almost $300 late fee. The walls are like paper, you can hear even voices. Your experience is very dependent on your neighbors. I was on the first floor so I heard footsteps above me AND neighbors on either side. The amenities were great (the gym & pool), but besides that, I’d find a private owner to rent from as this is a large company out of New York and they are not accommodating in any way.
