  Our HVAC system is not working properly, again. And in this tumultuous spring where weather can change literally at any moment, this is literally the last thing we need.

  The most horrific building I have ever been in. Dangerous beyond belief, no proper protocols in place, heating out for most of the most vicious winter Philadelphia has seen. Packages lost. Management completley unresponsive. Do not recommend.

  I enjoyed my time living at Josephine. You can’t beat the location and amenities . Joe and Irene at the front are incredible and made it truly feel like home.

  Update - our A/C has been broken for over a month with no solution despite constant reach out to management. The apartment doesn’t get below 77 degrees on sunny days even with the windows open. Very poor air flow if you are south facing. You also can’t sleep with your windows open because the trash trucks are so loud between 2am-6am. The location is great and the front desk and maintenance staff are all super lovely and helpful. Unfortunately it feels like the property builders only thought of cost cutting measures with the actual build. First, the internet randomly cuts out for entire days at a time (twice in the past 10 days and on Eagles game day!) and they force you to only use whitesky as the ISP provider which we have to pay monthly for. The windows are very thin and in addition to the noise from the loading dock and dumpsters in the back alley, the thin windows and poor building insulation create a very moist indoor living environment when it is hot, humid or raining outside. Indoor humidity hovers around 65% which is very unpleasant. I will say the rooftop, gym and sauna are all nice but I think the builders forgot people actually need to live in the apartment not just the amenities.

  As a hybrid remote professional who works at home often I really need my home to be a sanctuary, but the Josephine just isn't it. The building looks high-end on Instagram and the concierge team is great, but the actual living experience is exhausting. The soundproofing is a joke; I can hear my neighbors' entire morning routines and every garbage truck late night sounds like they’re in my room. On top of that, the internet is super unreliable, which is a total nightmare when I'm on video calls. Between the trash chutes that don't open half the time , the inconsistent heating and cooling, and the lack of transparency with utility billing (we just got another email that they will once again be increasing electricity costs), it just doesn't feel like luxury. If you actually value sleep and getting what you pay for, I’d definitely look elsewhere.
