    I would not recommend Grant Meadows Apartment Complex or any properties managed by Liss Property Group based on my experience—unless you are strictly looking for very low-cost or income-based housing. If I could, I would give zero stars. The first time I lived here, my experience was acceptable. However, after returning, management had changed and the overall experience has been extremely disappointing—especially in regard to communication, maintenance, and business practices. Most communication and maintenance requests appear to be handled through automated or AI systems, which is frustrating and often misleading. Responses can feel rude and dismissive, and issues are frequently delayed or poorly addressed. The units themselves are only fair. They are older and, in my opinion, have noticeable structural and workmanship issues. Plumbing problems and poor carpentry are common. Your experience will largely depend on which building and unit you are placed in, as well as the neighbors around you. From the very beginning, I encountered problems—including being charged twice for my application fee. Over time, the situation became serious enough that I felt the need to contact Philadelphia Department of Licenses and Inspections. My current unit continues to suffer from ongoing maintenance issues, including rotting drywall falling from the ceiling due to leaks, persistent secondhand smoke caused by poor ventilation and heavy smoking throughout the building, and unresolved structural issues with my bathroom door. Management has also shut off the water multiple times with little to no notice, sometimes for more than 24 hours. I have also experienced what I believe may be an invasion of my privacy and a violation of my right to quiet enjoyment and basic habitability under the lease. The only real positive is affordability. This is one of the few inexpensive apartment complexes in Northeast Philadelphia, and the location is convenient—within walking distance to shops, plazas, and food options. Based on my experience, I strongly recommend looking elsewhere. The management is not worth the stress, frustration, or potential impact on your family’s comfort and health. If you do decide to apply, be sure to ask detailed questions during your showing, carefully inspect the unit, and request to see other available units before signing anything.

    I lived there for 4 years. Will most likely be going back. Maintence was wonderful...fast. I NEVER had a problem with roaches, bed bugs or mice.

    DEAR FUTURE TENANTS AND CAREGIVERS OF THOSE LIVING AT GRANT MEADOWS. As well as Liss Management themselves. A friend of mine lives here and I occasionally pet sit for them while they go out on business. The water goes out constantly, all of their maintenance and management is done via AI and app and the maintenance workers smoke recreationally in the buildings without ventilation. The roads are not properly salted or cleared of snow. This means that vehicles must park in unsafe ways as well as block ways of traffic flow. The saving grace is they haven't taken the legally dubious route and had all these cars towed for something management has failed to plan around. Management is near unreachable to many people here and they basically run on a system of "if theres enough complaints we can fix everything instead of just one unit". There is no way for caregivers to submit emergency maintenance without having an account and again like i said before, wrestle with the AI that is so obviously weaponized to confuse tenants to thinking their problems will be solved and that someone will reach them. The pest problem continues to effect each building and the lack of accessibility and safety of living here as a disabled person would bring drops this apartment complex down to two stars. When its wrestling with a robot, strange schedules and extreme fees for emergency maintenance, and the constant mistakes and lack of management this all should brings this down to a 1 star review from me. But the one constant that allows them to keep a star is they at least aren't lying about you being able to own pets, having a pool (that comes with its own extreme fee), and having a leasing office on property. Disability score is low. I wont even use my original rating system. This is even bare minimum for section 8 housing, this is not a complex that runs section 8 to the best of my knowledge and many tenants pay out of pocket for its rent. I have not talked to every resident on the entire property, and I am a third party observing, but the majority of people who live here all agree if the gentrification of landowning and rental wasn't so built on the market value and weaponized turn over they would actually have people who all follow their building's code of conduct. The star remains for the few people operating the place actually taking care of the property to the best of their abilities and pay grade. Thank you the few at Liss Management for continuing to prevent this place from becoming a downright slum. I mean it. Look up slums this is almost that but gentrified. This is "project" level housing. Positives!: It does allow pets and covers most utilities. It has a few washer and dryer rooms with brand new washers that run on an app you can submit maintenance for in app. I guess thats pretty neat. The floorplans are unique and its within walking range to many amenities like bus, shopping, and grocery.
