Almost 10 days or more dryer/washer in my unit stopped to work. After 3 days, since I submitted maintenance request, someone came and tried to fix that's. Generally, he said that washer/dryer is old condition and he cant fix it, and that appliance need to change. They're tried to replace it with another OLD ONE twice, the last time they tried to give me a washer/dryer which was in a worn out condition, there were no buttons and the drum was in a shabby condition. We reached out office 10 or more time-in person, via message and email, they said to wait 2 days and we will receive the washer in good condition. 10 days have passed, but we still without washer.
When we reached out them today, they said they didn't know when they would replace the that.
Are you serious, guys? Would you like it, if your landlord did this to you? What are we paying money for?

I have lived here for over ten years and have noticed a decline over the last few years. Usually when I request maintenance the turnaround time is prompt but not anymore. I submitted a maintenance request on 9/9/2025 for my washing machine that began leaking on 9/7. A maintenance guy showed up on 9/7 with an injured arm and said someone would be back first thing tomorrow (9/8) but no one showed up. Well now it's 9/25 and still nothing. I've tried calling and emailing but no response. I can't use my washing machine, can't wash clothes, and, for an added expense, I now have to go to the laundromat. One of the reasons why I moved here was because of the washer & dryer in the unit. I actually like living here but if repairs aren't made in a timely manner I'll be forced to move. With all that being said... I can no longer, in good conscience, recommend Brookshire Trace Townhomes as a place to live. I never thought I'd say this but I actually miss Crystal. When she was here she actually got things done.
Update: I was promptly contacted on yesterday (9/26) for permission to enter to install a new washer & dryer. Oh course, I responded with a resounding yes. When I arrived home from work I immediately went to my laundry room and was impressed with a newly updated washer & dryer. I appreciate that my concerns were taken seriously and addressed so promptly. I look forward to continuing making Brookshire Trace my home.

I've waited long enough to post this and it's a lot. I moved here in April 2023. I had a Furbo camera set up while I was at work since I lived alone at the time. Turns out maintenance was going in without notifying me to complete stuff. Maintenance would either take forever to show up, not show up when they said they would or show up when you weren't there. I took off work twice to wait for maintenance before. I ended up wasting my PTO days because maintenance did not show up. It was ridiculous because he lived on the property. (This maintenance guy was either let go or he quit before I moved). I was not happy and uncomfortable so I emailed about not having notification. I was told that they would notify me a head of time. Did not happen.
Dec 2023: the ceiling leaked because of the gutters being full and due to horrible rain/snow. I told them about it and was notified that they would be cleaning them out within a week. No one came to check the roof and the gutters were not cleaned. Eventually in April 2025, there was another leak on the ceiling. Still no one came and checked and the gutters were still full from December 2023. After I moved out, an email was sent out that gutters would get cleaned beginning of June 2025.
My PECO bill was expensive mainly because of heat and air. I now live in a house and pay less for PECO. The AC was terrible. The air would constantly be running. Once it was so bad it ran all day and stayed above 90 in the apartment. I called emergency maintenace because when it gets too hot, I pass out. No one came that day. When JAMCO finally came, I asked them how old the HVACs were. One of them said they were actually discontinued, the other guy told him to be quiet. I had blackout curtains on all the windows to help keep heat out.
Desiree Hudicek, the president. Emailing her got irritating especially when I was trying to move out. My lease ended March 2025 so in February I put in for a month to month so I could end my lease in April to move to my new house. Gave 60+ days notice to end in April. However, I was told that I had to do 2 months and could only end it in May. This was all written in email. So then 69 days before the month to month was to end at the end of May, I sent certified mail and an email telling them I would not be renewing. Desiree emailed me stating that "Your new lease does not begin until 4/1. We cannot accept the notice 4/30 to count for 5/1 to vacate 6/30." I sent her own words back to her from a screenshot of a prior email. Her follow up was she would send it to corporate and she understood what happened. (I am aware she does not work there anymore since it took forever to get off their email listing).
My final day, I had to get an inspection and turn my keys in. I emailed Desiree and asked her if we could do 4 o'clock. She insisted to have maintenance do it earlier at 3:30. So i finally agreed to it. Got there before 3:30 and my husband and I waited. 3:45, I tried calling Desiree's office after I emailed her. No answer. I reached out to a number for Elissa (which I started thinking it was some AI thing because I kept getting texts about old maintenance requests AFTER I moved out). Maintenance did finally arrive after 4.
Do i recommend this place? Area is decent and somewhat quiet. People don't clean their dog crap sometimes. They made sure that the ground was shoveled and plowed. I wouldn't recommend this place unless things really do change and it's a lot of things that need to change.

Terrible apartments.
Old and worn out appliances, old windows, washer and dryer. Maintenance request is not carried out. 2 weeks ago I submitted an online request, the work was not done, there are ants everywhere. When the neighbors cook all the smells comes into your apartment, they are not going to fix the ventilation system.
The price of the apartment is too high for such condition. I asked them to change the windows couple of times, but no results!!!!!!

Went to to a self tour of a unit, which is pretty cool that you're able to do that. The layout is pretty spacious for the 1 bedrooms. Only problem was there were cockroaches in the unit. Needless to say, we'll be looking for other places to rent.
