I moved into a brand new apartment when these were built for 18 months. Apartments are advertised as luxury, but I wouldn’t call them luxury. Pretty basic for modern newly built apartments.
Management: A lot of office turnover. I was typically heard with my concerns and maintenance was done generally well. AR Building lease agreement was a little concerning with the way have their liabilities worded, regarding fire, electrical, etc. issues. They wanted out of every scenario if something went wrong with the building—oddly and ominously worded.
Building: There were whole building smoke alarm glitch issues. In a year, I think, there were two separate incidents of the alarm systems glitching at all hours of the night several times over a week or two. So maybe 7 or so incidents, I don’t have the exact number. Elevators are also pretty cheap and glitchy and were often out of order, despite being new. Complex build is cheap, overall. No attempt at soundproofing. My dishes would rattle, a painting fell off my wall, and in general, the sound from neighbors above would be so loud, you could feel the air move/switch up from the booming sound. If you put your ear to the wall, you can hear everything clearly in the apartment above you. They should label the doors/make them look more like entrances to the building, they blend in. It would be easier for deliveries, visitors, etc. Decor was nice.
Amenities: Was promised parties/events for residents and there was one Christmas party. Dog area and surrounding first floor were mulched. Not a great material for the dog area, it’s dangerous for paws and their nails. Also, the mulch had a lot of millipedes hatch and overrun the first floor apartments and lobby. Embarrassing having people as guests with all the millipedes. A lot of spiders on the first floor due to mulch. Exterminator came out to spray, it helped. Right before leaving, a wood louse spider (lives in mulch) bit my dog and he was woozy for 2 hrs. Would have needed extermination again. Gym was decent, spacious, and kept cool. Pool was nice, but no one picked up all the pool toys people left, even over an entire winter, which looked tacky and unkempt. Community areas were decent but there wasn’t sand for the shuffleboard, the ping pong accessories weren’t with the pool table, the pool sticks were often ruined and not replaced. Package area was helpful. Coffee area was nice. Trash pickup was nice.
Apartment: No slow close features on drawers, cabinets, toilets, etc. Materials used for the shower and bath and cabinets were cheap and won’t last. I liked my fridge, with the freezer on the bottom. Big mirrors in the bathrooms. Windows and screens were nice. Had drafts coming from my outlets. Had them fix my patio door when I moved in because it was really crooked and had a large gap, but it was fine after. Had a couple plumbing issues that were fixed. Washer and dryer in unit were nice and worked well, but I never could link them with my phone, it wouldn’t work. Drywall seams are visible on the ceilings. At the time, they didn’t have any printed instructions on how to set up the internet, just said to call/go to the store and you’re on your own, so I had to have someone come out because nothing was labeled in the closet. I tried calling and no one was helpful/understood what I was looking at in the closet. I was able to avoid the fee of the cable company coming out, thankfully, because he was nice. Big pantry. As I said, no soundproofing, it’s booming loud.
Location: Not far from the city. View of city. Plaza wasn’t noisy, but I left as the car wash started operating. Some vacuum noise. Several bus stops and bus lines short walks away. Had some issues with some young kids on bikes not living there in the plaza, that’s it.
Overall, I wouldn’t have stayed if I wasn’t moving to the west coast. Price was too high (and increased) for location and building quality. It wasn’t bad, but not great. A lot of extra fees for the amenities with already high rent. Paid an admin fee for them to pay my water/sewer bill for me.
