I moved into a brand new apartment when these were built for 18 months. Apartments are advertised as luxury, but I wouldn’t call them luxury. Pretty basic for modern newly built apartments.
Management: A lot of office turnover. I was typically heard with my concerns and maintenance was done generally well. AR Building lease agreement was a little concerning with the way have their liabilities worded, regarding fire, electrical, etc. issues. They wanted out of every scenario if something went wrong with the building—oddly and ominously worded.
Building: There were whole building smoke alarm glitch issues. In a year, I think, there were two separate incidents of the alarm systems glitching at all hours of the night several times over a week or two. So maybe 7 or so incidents, I don’t have the exact number. Elevators are also pretty cheap and glitchy and were often out of order, despite being new. Complex build is cheap, overall. No attempt at soundproofing. My dishes would rattle, a painting fell off my wall, and in general, the sound from neighbors above would be so loud, you could feel the air move/switch up from the booming sound. If you put your ear to the wall, you can hear everything clearly in the apartment above you. They should label the doors/make them look more like entrances to the building, they blend in. It would be easier for deliveries, visitors, etc. Decor was nice.
Amenities: Was promised parties/events for residents and there was one Christmas party. Dog area and surrounding first floor were mulched. Not a great material for the dog area, it’s dangerous for paws and their nails. Also, the mulch had a lot of millipedes hatch and overrun the first floor apartments and lobby. Embarrassing having people as guests with all the millipedes. A lot of spiders on the first floor due to mulch. Exterminator came out to spray, it helped. Right before leaving, a wood louse spider (lives in mulch) bit my dog and he was woozy for 2 hrs. Would have needed extermination again. Gym was decent, spacious, and kept cool. Pool was nice, but no one picked up all the pool toys people left, even over an entire winter, which looked tacky and unkempt. Community areas were decent but there wasn’t sand for the shuffleboard, the ping pong accessories weren’t with the pool table, the pool sticks were often ruined and not replaced. Package area was helpful. Coffee area was nice. Trash pickup was nice.
Apartment: No slow close features on drawers, cabinets, toilets, etc. Materials used for the shower and bath and cabinets were cheap and won’t last. I liked my fridge, with the freezer on the bottom. Big mirrors in the bathrooms. Windows and screens were nice. Had drafts coming from my outlets. Had them fix my patio door when I moved in because it was really crooked and had a large gap, but it was fine after. Had a couple plumbing issues that were fixed. Washer and dryer in unit were nice and worked well, but I never could link them with my phone, it wouldn’t work. Drywall seams are visible on the ceilings. At the time, they didn’t have any printed instructions on how to set up the internet, just said to call/go to the store and you’re on your own, so I had to have someone come out because nothing was labeled in the closet. I tried calling and no one was helpful/understood what I was looking at in the closet. I was able to avoid the fee of the cable company coming out, thankfully, because he was nice. Big pantry. As I said, no soundproofing, it’s booming loud.
Location: Not far from the city. View of city. Plaza wasn’t noisy, but I left as the car wash started operating. Some vacuum noise. Several bus stops and bus lines short walks away. Had some issues with some young kids on bikes not living there in the plaza, that’s it.
Overall, I wouldn’t have stayed if I wasn’t moving to the west coast. Price was too high (and increased) for location and building quality. It wasn’t bad, but not great. A lot of extra fees for the amenities with already high rent. Paid an admin fee for them to pay my water/sewer bill for me.

I would not recommend living here at all based upon the way they treat the residents and I just moved in May of this year (here for 6 months). The leasing office had turnover already since I have been here and they now have a temporary leasing agent named Chelsea who was very dismissive of my concerns and was not willing or wanting to assist me. You have to pay using an app or if you want to pay even more money then you already are then you can send a personal check to the corporate office for an additional fee. The app wasn’t working on 11/1/25 at all and was malfunctioning on 11/2/25 showing no rent balance for me to pay for November’s rent. I waited until the morning of the next business day assuming my rent balance would’ve showed in the app by then (Monday) however I was wrong. I investigated the app on my own as the leasing office does not show you how to use the app when you move in, they just tell you that you need to create an account as this is the way you will need to pay your monthly rent. I was able to finally pay my rent on the app by manually entering $2,020 (the cost of my monthly rent) even though on 11/3/25 it was still showing a $0 balance in my account. I contacted Chelsea in the leasing office to inform her about the problems I was experiencing in the app over the weekend.
Chelsea said other tenants had mentioned having issues with using the app, so there must’ve been a glitch. In the morning of 11/4/25, I went on the app to see if there were any messages & I found I was charged 10% of my rent for a late fee (totaling $202). I called the leasing office again and was told there’s nothing that can be done & I’m responsible for paying the late fee even though the app wasn’t working, not allowing me to pay or showing that I had any amount due. I was told by Chelsea, no matter what the circumstance is, if you are charged a late fee then you will always be responsible for it as the corporate office never removes late fees for residents. I have rented for 11 years at different properties and have never felt so dismissed and disrespected. I have never been late on my rent anywhere I lived in the past nor was I ever charged a late fee of any kind. After reading others reviews, it makes sense how they are trying to get as much money out of their residents as they can.
You cannot contact the corporate office directly or anyone other than who works in the leasing office, I asked for an email or phone # and nothing was provided to me. If you go to A. R. Building Co website and call the number listed you will get a busy signal.
At The Regency, the leasing office closes at 4:00p Friday and doesn’t reopen until Monday at 9:00a, therefore if you have a problem that’s not associated with an emergency maintenance issue (such as having app problems and difficulty paying rent) then be prepared to pay a late fee as the leasing office does not give grace of any kind to their residents regardless of the situation.
Check the Better Business Bureau (BBB), A. R. Building Company has an F rating. If you go to the BBB website, you will see a lawsuit occurred and the Attorney General was involved due to the company over billing residents.
Update regarding this review as there should be full transparency and honesty, when writing & responding to reviews online. The Regency responds to the reviews on The Regency website giving a general reply from supposedly the Owner telling you to reach out to them to discuss the matter further, however no number or contact information is given to you. I went to the leasing office today and again the temporary Property Manager Chelsea stated that there was nothing that can be done and nobody for her to talk to or pass information on that I’m interested in discussing this matter. So basically a reply is given to make it look like someone from A. R. Building Co is actually trying to help resolve the issue or going to contact you, however this is false and a lie from the “Owner”. Nobody has contacted me at all and has not replied to me other than on this review.
