  We moved into the Pulte Jamison place development in June 2024 and have been here almost since the beginning of the development.We have been unable to use our backyard since the day of closing. We have dealt with a huge drop off cliff for our backyard since the day we closed on our home June 2024. There was a drainage project that was supposed to be completed by the day of closing. However, that didn’t happen and just recently this month, October 2025 the massive drainage project was completed. This drainage project lasted two months of heavy machinery and constant wake ups at 7am daily of noise that should not have happened (see pictures of what we had to endure living here with a family). Since the drainage project has been completed my husband and I have had two meetings including today 10/31/25 with Jim (sales) and Gary (land manager) to discuss our backyard issue with mud and barely any grass. Pulte resolution was to aerate and seed which was already completed last season and grass did not germinate. I have been dealing with this issue since the day of closing on our home (June 2024) and Pulte resolution was aeration and seeding and I explained it does not germinate. My husband and I are extremely dissatisfied with how Pulte has resolved this issue. I am extremely upset with the backyard we are left with after the money we have spent to live in this development. Please see the attached photos and my shoes from just walking in our backyard. We also have been dealing with an empty lot next to us that has been left unkept since purchasing our home (June 2024). I would always need to email Pulte in order for this undeveloped lot to be maintained. This lot was also used for a huge dirt pile next to us for about a month and half. We feel the best resolution at this point is for Pulte to install sod in our backyard to fix this issue. However of course Pulte does not agree. Pulte seems to care more about their bottom line rather than the happiness of homeowners who purchased their home. Until this resolution changes from Pulte we are extremely dissatisfied with Pulte.   We moved in in November 2024. We love our place and have been surprised at the over-the-top willingness of the employees of Pulte to make sure we are happy with our purchase. This is not our first new construction build. Pulte at Jamison place is highly highly motivated to represent their brand in a positive manner. If there are issues, they respond promptly and appear to bend over backwards to resolve issues, no matter no serious they are. There is no need to pressure the employees to get something resolved. Their is nobody ignoring us, minimizing issues, etc, which are not-uncommon issues in construction from what my experience. I can specifically say that I am impressed with Jim in sales, Dan Rutecki (construction management), Alice / Diane (HOA), Zach. These people respond promptly and directly. The people Pulte hires take their roles seriously.

  We purchased a home in Jamison Place 3 months ago and this is my 2nd Pulte home. Prior to moving here I praised the quality of pulte homes to everyone I knew. However, Jamison place does not live up to the pulte quality I knew for 15 years. Something is wrong with how they are managing the construction, property and land in this community. If you have an issue, the property management will tell you "it's normal" even when you have facts to prove it is not. Sad because the house itself is beautiful but certainly not worth the headaches given the price. Pulte needs to revist their company's core values because they lost something important over the last 15 years. Update May 27th 2025 for those reading my review....Pulte thinks this is normal for a newly constructed home (see photos) We have lived in this home for 6 months and this has happened at least 15 times...probably more because I stopped counting. If an HVAC expert happens to read this post, I would love to hear from you. Delta T is the company Pulte used but unable to solve. They have been to our home and continue to say nothing is wrong with the HVAC unit.
